    Got the same situation as you, sold my house (vacant now) to buyers whose FTB also pulled out last month but arranged another sale. That was the middle of last month, not heard anything since despite the estate agents being fairly positive there would not be too many delays because the new buyers could simply buy the old buyers searches.

    Will be interesting to see who out of us can complete first!

    My sellers solicitor still hasn't answered enquiries sent on the 10th August! We originally hoped to exchange by September 13th (our tenancy renewal date, we're on a rolling contract). Then, we wanted to aim for October 13th...which is next Wednesday. And nothing has progressed at all in the last month. If we can't exchange by next week, we'll have to stay where we are until at least mid December and I do not want that. It's a chain free place, I don't know why it's taking so long.

    I don't know at what point we think of pulling out. Apparently the seller is "really eager to sell" but we have zero evidence of that, we're wasting money on renting our current expensive place the nothing seems to be happening.

    Vendors conveyancers haven't answered queries (or even the phone) since 5 September and my solicitor and I are going nuts. Hang on, it's not PM in Sheffield is it? I have no qualms about naming & shaming them.

    Chain free too and the EA assures me the vendor is 'keen to sell'

    Oh yeah, very similar story. Hopefully it won't be long for either of us now, fingers crossed!
    Property buying/selling timeline - currently into week 21
    04/12/20: Both properties listed for sale
    11/01/21: Offers accepted on both sales & on our joint purchase
    25/01/21: Identity checks completed, solicitors instructed
    27/01/21: Purchase survey & valuation complete, mortgage offer received 
    05/02/21: Reduction agreed on partner's sale (under-valuation) & on purchase. Mortgage offer amended
    08/02/21: Buyers pack returned to solicitor - sellers packs already returned
    26/02/21: Partner's sale contract signed
    10/03/21: Purchase searches all back
    16/03/21: My sale contract signed
    28/03/21: Purchase enquiries satisfied, Title Report & contracts issued, contracts signed & returned
    11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
    17/05/21: All parties agreed to June 3rd for completion
    27/05/21: Exchanged on my sale only
    28/05/21: ALL EXCHANGED!
    03/06/21: Completion

  • Email received from the Solicitors today to say paperwork received from sellers solicitor, searches have been requested and the official 28 day deadline is 3rd October.
    Haven't heard anything recently from Financial advisor so presume everything is okay with that.


    Just shows how quick these things can be done!


    Feeling a little more excited but in a nervous way. Every day that passes is another day that another offer hasn't been made!
    Going to see the property on Saturday and going to start planning what to do with it.






    Update - we're off to the Solicitor to sign today with a view to complete on Friday. Its will have taken just under 5 weeks from offer being accepted to getting keys - just shows how quick it can be done! Of course we did have to pay the solicitor more money for doing it quick!

    7/8 Solicitor appointed (currently on hold until mortgage app through)
    9/8 Broker appointment, all documents given and mortgage chosen through Halifax
    18/8 1 pay slip requested from Halifax
    21/8 Valuation and Home Buyers Survey booked for 31st
    31/8 Valuation and Survey went ahead
    5/9 Mortgage approved for full amount
    6/9 Solicitors told to go go go!
    6/9 Survey uploaded
    25/9 Queries back
    27/9 H2B ISA closed
    2/10 H2B ISA bonus obtained by solicitor
    3/10 Exchanged!!
    6/10 Due to Complete :j:j

    9 weeks from offer accepted.

    No, but I am in Derby so not very far away! Our solicitor has told us that they have heard once from the vendors solicitors, who after much chasing said they "forgot" about the enquiries!! Er?! If my solicitor forgot for months I'd be sacking him! That was over a week ago and still nothing though so I'm not sure.

    It's a new build but a one off, not on an estate. If the problem is just that the vendor has hired rubbish solicitors, I wouldn't mind if they just told us that and hired different, better ones. Then at least we'd know things were progressing. As it is, we're in the same position now we were a month ago, what's to say we won't be this time next month? The month after?

    Just wanted a bit of a rant. My contract paperwork was ready to sign about two months ago but I've been waiting ever since as the property was tenanted and the seller didn't 'remember' to give them notice until all of my searches etc were complete.

    They moved out on Saturday, I viewed the property again as they were leaving and popped off my email to the solicitor to say I'm happy to exchange and get on with the informally agreed moving date of Friday.

    Lo and behold, my seller has gone on holiday and hasn't signed his paperwork. He isn't back until 15th October.

    Furious!

    Oh, we've finally heard back from the EA. She doesn't work Friday or Monday apparently and nobody else covers her stuff, so any correspondence from those days apparently disappears into the ether.

    And according to her, the vendors solicitors never received the enquiries in the first place - which isn't what our solicitor said (they said they received them but just didn't respond). Feel like we're going round in circles.
