    I'm awaiting a call from my EA to tell us our buyers' thoughts on their electrician friend's report from yesterday. He spent 3 hours checking every socket, switch and behind every appliance in the place then told them the house needs a new fuse box (I disagree) and an RCD for the bathroom lights. Sigh. We should be ready to exchange and I can feel it all going wrong again. :(

    Why just an RCD for the bathroom lights. The current regs require RCDs for all fixed wiring. That said if the electrics are in good condition then they count as C3 defects (rectification advised but not necessary). These EICRs look at the current regs rather than those in force at the time of installation and therefore will invariably find defects. As someone else said if that’s all there is then it really is nothing to worry about. The most expensive thing there is the consumer unit change (which would rectify the RCD situation at the same time) which would only be £500 at absolute top whack in central London. Other areas would be a lower price.

    About time I joined in properly and posted my timeline, me and my partner are FTB after 6 years of saving a deposit!
    We are buying a 2 bed flat (1900 built house recently converted into 2 flats), leasehold and it's currently vacant, we are in rented atm.
    -14/8 Offer accepted
    -16/8 Mortgage application submitted
    -17/8 Mortgage application denied - Nationwide classing as a "new build" and won't lend more than 80% LTV
    -17/8 Solicitor number 1 instructed,
    -21/8 Solicitor no 1 tells us they are representing the vendor and can't also represent us
    5 day holiday in Porto *woooo*
    -30/8 Solicitor number 2 instructed, new mortgage application submitted
    -14/9 Valuation and Homebuyer Report - some issues with shared roof, damp and under-floor ventilation
    -18/9 New mortgage offer approved
    2 entire weeks pass, still no contract documents received from vendors solicitors, apparently the delay is to due to them drafting the lease
    2/10 Our solicitor confirms contract documents received, searches applied for

    I rang our solicitor this morning and apparently she still has not had a chance to read through the contract documents and will be in touch "in due course". I'm anticipating we might need to meet her to discuss the survey results and negotiating the terms of the lease, but she is showing no signs of wanting to meet with us :(

    Sounds like you've had a bit of a shaky start, but hopefully the rest will be plain sailing. How long are the searches taking in your area?

    Yes, within the next week. We knocked £5k off after our first sale fell through and stated 'offers over'. This couple saw it at the higher price but missed out, then viewed it at the lower price and we accepted their first, lowest offer so I'd be loathed to start negotiating on price now. Got the feeling we won't have a choice if we don't want it all to fall through again :(

    28/03/21: Purchase enquiries satisfied, Title Report & contracts issued, contracts signed & returned
    11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
    17/05/21: All parties agreed to June 3rd for completion
