    Just in case anybody remembers our story (23 weeks from offer acceptance to completion on a probate property), the snake in the compost bin had slithered off by the time we took possession.

    House has been a money pit so far, but we're getting there with getting it ready to rent out. Pity we're not moving in ourselves just yet.

    This weeks update so far, signed sale contract today, signed purchasing contract last week. Buyers of my property are meeting their solicitor tomorrow to sign things. I assume it won't be long now!!

    Had our buyers' electrician round today who spent 3 hours scouring the place and has reported back that he recommends we have a new fuse box. Sigh. The house is only 18 years old, we've maintained it properly and there's nothing wrong with the fuse box, we've never had any electrical issues of any kind. Waiting for the buyers' response now, but not keen on the likelihood of them just shrugging it off. Sigh. :(
    Property buying/selling timeline - currently into week 21
    04/12/20: Both properties listed for sale
    11/01/21: Offers accepted on both sales & on our joint purchase
    25/01/21: Identity checks completed, solicitors instructed
    27/01/21: Purchase survey & valuation complete, mortgage offer received 
    05/02/21: Reduction agreed on partner's sale (under-valuation) & on purchase. Mortgage offer amended
    08/02/21: Buyers pack returned to solicitor - sellers packs already returned
    26/02/21: Partner's sale contract signed
    10/03/21: Purchase searches all back
    16/03/21: My sale contract signed
    28/03/21: Purchase enquiries satisfied, Title Report & contracts issued, contracts signed & returned
    11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
    17/05/21: All parties agreed to June 3rd for completion
    27/05/21: Exchanged on my sale only
    28/05/21: ALL EXCHANGED!
    03/06/21: Completion

    Well, our move before end of september didnt happen, although the new house is all ready to move into... Turns out our buyer hasn't even signed the contract yet! ~His solicitors are horrendous! Our developer offered to send a courier for the paperwork to be transported and signed, and offered our buyer £500 to move on 29th.... but it appears his solicitor didn't even tell him (and she forbade the EAs to let him know about the incentive too!!)

    BUT on the plus side, buyer has an appointment to sign today and our solicitor is aiming to get the contracts exchanged today to (Monday at a push) so that we can move next Thursday!

    I'm awaiting a call from my EA to tell us our buyers' thoughts on their electrician friend's report from yesterday. He spent 3 hours checking every socket, switch and behind every appliance in the place then told them the house needs a new fuse box (I disagree) and an RCD for the bathroom lights. Sigh. We should be ready to exchange and I can feel it all going wrong again. :(

    Hi everyone, thought I'd pop back on and say hello.....again. (I left this thread in July when our chain collapsed).

    We originally accepted an offer on our house, and had an offer accepted on another property back in March (I think). The chain was an absolute nightmare, and ended up collapsing at the end of July.

    Our buyers stuck with us, so at least we didn't have to go through the hassle of putting the property back on the market. We saw another property that is absolutely perfect for us (I believe that things happen for a reason, and this new house is far better suited to us than the last one), and had our offer accepted on it on 18th Aug. Things seem to be progressing a little more smoothly this time around, so we're hopeful that we might actually move into our new home.

    We are aiming to exchange next week on 11th, and complete on 31st. Fingers crossed that we make it this time!

    It sounds as if your buyers might be trying to get a reduction in price. Hopefully it can be sorted out quickly, with minimal fuss. Were you hoping to exchange soon?
