accepted on both sales & on our joint purchase
25/01/21: Identity checks completed, solicitors instructed
27/01/21: Purchase survey & valuation complete, mortgage offer
received
05/02/21: Reduction agreed on partner's sale (under-valuation) & on
purchase. Mortgage offer amended
08/02/21: Buyers pack returned to solicitor - sellers packs already returned
26/02/21:
Partner's sale contract signed
10/03/21: Purchase searches all back
16/03/21: My sale contract signed
28/03/21: Purchase enquiries satisfied, Title
Report & contracts issued, contracts signed & returned
11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
17/05/21: All parties agreed to June 3rd for completion
27/05/21: Exchanged on my sale only
28/05/21: ALL EXCHANGED!

So our searches and queries have been sat on file for two weeks. Solictor hasn't looked at them yet as he's busy.

This would drive me crazy too. Assuming it's not a one man band, ask to speak to the supervising partner.The above facts belong to everybody; the opinions belong to me; the distinction is yours to draw...0 -
Its one from our lenders panel so requires a minimum of 3 partners. I have tried to be patient and allow them to get on with it but that is now done.
I genuinely feel like sacking them but will persist, hopefully a good kick up the behind will help focus them!0 -
My solicitor was the same, she got the searches back and then just kept saying she will get round to looking at them. I started contacting her every day to push her to get it sorted. I genuinely think that they take too much work on and that is why it takes so long for them to do everything. I would keep pestering them if I was you. Good luck0

My solicitor was the same, she got the searches back and then just kept saying she will get round to looking at them. I started contacting her every day to push her to get it sorted. I genuinely think that they take too much work on and that is why it takes so long for them to do everything.
I'm afraid that is entirely correct. The fees paid for conveyancing have gone down and down, and therefore each solicitor/conveyancer has to take on more and more cases in order to earn the same amount.
In my experience it is not unusual for each solicitor/conveyancer to have somewhere between 100 to 150 cases ongoing at any one time.0 -
Major relief! Our new buyers' valuation and survey came back ok, they have valued it at the agreed sale price. :j
The buyers' are clearly mega cautious though. They've already had a home buyers report done. Now they want to send round a gas engineer and electrician to check over the heating and electrics. The house is only 18 years old, we've never had any issues, never done anything to it and the heating was recently serviced and maintained with a replacement valve and three new radiators. Hoping the paperwork for that will suffice, but paying for all these reports and inspections seems a bit much on such a new property doesn't it? Still, it means a sale this time I don't mind I guess, even if it does mean another slight delay.0 -
Update: we are going in next week to our solicitors to sign the contract.. things are getting close it seems... on target for the exchange on 16th compete on 20th. Fingers crossed.0
