    Good to hear it is sorted. For others reading this thread I am a cash buyer but I need to give notice on the account where the money is stashed so will need at least a week between exchange and completion. There may be valid reasons why a cash buyer can't agree the date everyone prefers particularly if it's only a few days difference

    Don't need all the dates but suffice to say that today is day 1 of the conveyancing process with our solicitor getting the details from buyer's solicitor. Homebuyer report done and completed, with no issues that we need to negotiate on. Mortgage offer in place from HSBC. Searches applied for. Freehold. Not expecting any issues (seller showed us a magnificently filed "House folder" with every piece of paper to do with the house neatly filed and organised in etc).

    All this said, how likely is it (scale 1 - 10 kind of thing) of us getting to exchange date before Thursday 26th October.

    This is a critical date for us... if we miss it, it won't change our desire to complete, but will push completion back many weeks (as many as 10 weeks actually!)

    So are we still being reasonable, or have we moved into delusion?

    The time things take to come back, or how quickly your solicitor (and vendors solicitor) turns things around can vary greatly. We started the process in earnest in the last week of August and we haven't agreed on a completion date yet, even though all work for both sale and purchase is done. Nothing of any concern has come up from the conveyancing process, so would appear it's all been straightforward, but it sometimes feels communication is via carrier pigeon by the time it filters up the chain and back down again *sigh*.

    What is the vendor of the property you wish to buy doing? Do they have a related purchase that also needs to meet this time frame?

    Any related sale for you?

    20 working days between now and 26.10.17. I would say it's optimistic, but certainly possible if all parties are motivated enough to deal with things quickly. I'm sure you've done so already, but make sure everyone is aware of how critical that date is.

    Seller is moving into rented.
    We are moving out of rented.

    No extra purchases involved at either end.

    But yes my fear is this is optimistic. Neither set of solicitors has yet shown any leaning towards doing things quickly.

    Took us 26 days from instructing solicitor to exchanging contracts, that included getting searches started etc
    You never know what could happen if you motivate/nag enough!
    The trouble with having an open mind, of course, is that people will insist on coming along and trying to put things in it.
  • EA has finally managed to get in touch with the case handler who’s dealing with our vendor’s side of the transaction. They’re claiming to have sent responses to enquiries three weeks ago. If this was true, what possessed them to ignore the three chasers that have been issued by our solicitor?

    Anyways, our solicitor confirmed at 4:30pm he now has their response and will review it and contact us. He mentioned it’s a 60 page reply, so the Lord alone knows how long that will take.

    Hope of completing before work holiday ends (a week on Friday) slipping.
  • We complete tomorrow so property cleared today. We accepted an offer on 25 July and exchanged on 12 September with completion 28th September. Just over 9 weeks altogether and has to be smoothest sale we have ever had. No hiccups at all so all in all a decent experience.

    Still waiting for news on our buyers' valuation and home buyers report, absolutely terrified after last time and the wait is killing me. :(
    We're also still waiting on our vendor's response to 22 queries, which is odd given that they were the ones so insistent on pushing everything through quickly. My solicitor has said there's little point chasing them for now as our new buyers are still quite behind in the process, so it's best to leave the ball in their court than have them complaining about us causing the hold up.
    Property buying/selling timeline - currently into week 21
    04/12/20: Both properties listed for sale
    11/01/21: Offers accepted on both sales & on our joint purchase
    25/01/21: Identity checks completed, solicitors instructed
    27/01/21: Purchase survey & valuation complete, mortgage offer received 
    05/02/21: Reduction agreed on partner's sale (under-valuation) & on purchase. Mortgage offer amended
    08/02/21: Buyers pack returned to solicitor - sellers packs already returned
    26/02/21: Partner's sale contract signed
    10/03/21: Purchase searches all back
    16/03/21: My sale contract signed
    28/03/21: Purchase enquiries satisfied, Title Report & contracts issued, contracts signed & returned
    11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
    17/05/21: All parties agreed to June 3rd for completion
    27/05/21: Exchanged on my sale only
    28/05/21: ALL EXCHANGED!
    03/06/21: Completion
  • Starting to worry, hopefully unnecessarily. Need talking down, I am probably being unreasonable!

    Our solicitor contacted the vendors solicitor Tuesday to express our want to exchange this week. He has heard nothing back!

    Starting to worry, why is the vendor not keen to exchange? He have advised although we are keen to exchange this week we don't need to complete for 3 weeks if that is a issue.
