05/02/21: Reduction agreed on partner's sale (under-valuation) & on
purchase. Mortgage offer amended
08/02/21: Buyers pack returned to solicitor - sellers packs already returned
26/02/21:
Partner's sale contract signed
10/03/21: Purchase searches all back
16/03/21: My sale contract signed
28/03/21: Purchase enquiries satisfied, Title
Report & contracts issued, contracts signed & returned
11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
17/05/21: All parties agreed to June 3rd for completion
27/05/21: Exchanged on my sale only
28/05/21: ALL EXCHANGED!

I closed my HTB ISA with Halifax the week before last and it was such a painless process. Got a really good amount of interest added on too which was a great bonus! :money:

The solicitors in my chain have gone to a crawl now. I'm still waiting for my local search on the property I am buying to come back. Its been 3 weeks. My solicitor has asked questions to my vendors solicitor that I have already answered and said some of them don't matter. They are taking ages to answer my buyers queries too. As soon as they are done we should be all ready to go.
How long do you give solicitors to return answers to a few queries? Surely over 2 weeks is good enough?0 -

We finally exchanged today after 19 long weeks. I had gotten to the point that I never thought it would happen so am very pleased. Completion is just over 2 weeks.0

We have spoke to solicitor today and he said he is waiting on one final search which should be back any day. If it is back this week he seems no reason we couldn't exchange before Friday!

If I was to exchange, say next Wednesday, when would mortgage payments generally start? Would it be the following month upon completion?
Could I get life insurance, house insurance and council tax to go out the same day too?
You choose a day for the mortgage to come out. They may give you a choice of dates.
Some let you choose dates so they'll come out together, others have fixed dates. I try to get mine all out on say the 10th rather than the 1st just in case there's any delays, probs, etc. Your house insurance will start from exchange.trix-a-belle wrote: »chain. We aren't moving far (20mins away) & are planning to move the fish in & out in one move but they can't be in limbo more than a couple of hours so how likely is it that a back up plan will need to be actioned?
You might complete at 11am or 4pm. They generally say 1pm-ish. My last one took forever. You really should aim to be out the house by 1pm latest though - you don't want your buyers waiting to get in the property as they may have removal men who they can't keep waiting! It's legally theirs when completion has taken place! You may well be in limbo for a couple of hours so definitely have a back-up plan! Hopefully the sellers will at least let you move the fish in, if nothing else (presuming they will be in the property). Maybe have a word with them about it in advance. My survey was done over a week ago but still not received a copy. It's all sooooooooo slow!

25/8 - House valuation survey complete
29/8 - mortgage offer issued
30/8 - paid fee to start solicitors off
No chain on either of us, hoping it happens fairly quickly as we are temporarily living with parents and it's a bit stressful!
25/9 - exchanged contracts
29/9 - completion
Estate agent rang and was quite impressed at how fast we have pulled it all together.
I feel so relieved now we have officially exchanged contracts!The trouble with having an open mind, of course, is that people will insist on coming along and trying to put things in it.0
