I just had a call from the estate agent I'm buying via and they report that the top of the chain is now ready to complete - news to me (and the agent) because as far as we knew, the top of the chain only joined a couple of weeks ago (clearly a failure of communication from somewhere).
My solicitor still has a query outstanding, as does my vendor's solicitor for their property, but as long as those gets dealt with promptly, it looks like we might actually be able to exchange in the next few weeks!
My offer was accepted on the 26th of October, so I am absolutely thrilled to be finally in spitting distance of getting this done.
I admit, there's a part of me that really wishes I was doing this with someone else - as supportive as friends and family are, there's nothing like having someone equally invested to celebrate-and-or-stress with - but also huge satisfaction in knowing that this place is going to be all mine.
Getting things signed this afternoon with a friend as witness, and hopefully therefore on track to exchange next week.0 -

Grrrr its only been a week since my solicitor wrote to me and I'm so impatient! According to the right to buy website I wont be exchanging so to speak just agree a date for completion straight away once all the legal stuff is done. I really do hope this is the case.

So I've had a few days off work because I had family visiting. Tuesday last week the Estate Agent said that everyone is ready to go and we should exchange on Friday. Wednesday late afternoon my solicitor called me to advise that my buyers solicitor wants a copy of the building regulation completion certificate for work that was completed in 2014 (before I owned the property, and is registered on the council website) and also wanted me to get a sworn statutory declaration to confirm the usage of the service road at the rear of my property. So Thursday morning I went into my solicitors - they prepared the stat dec. I then went to the council to get the completion certificate of which they said would take 15 working days. Went back to my solicitors, took the stat dec to another solicitor to have sworn, returned that to my solicitor. Friday the council call me, as I'd asked so nicely they prioritised my completion certificate and if I paid for it then I could get it by close of business, so that is what I did. Now waiting to hear whether the buyers solicitor wants anything else now, or whether they are happy to exchange contracts.
It feel's cruel to have the 'exchange' carrot dangled in front of us, only for further enquiries to be raised. I know I work in this field, but I hate this game.I am a Protection Adviser. I cannot wait for this all to be over. We are a bit behind most on here as not exchanged contracts yet, but things seem to be progressing to the point where all being well we should do in the next week or two. Still awaiting a reply from the sellers solicitors, and the searches from the council went in about 3 weeks ago, so they can't be too far off coming back from what I have read? I am not enjoying this process at all like most, but hopefully it'll all be worth it soon hey!?0

and now been told the person I am buying from has enquiries outstanding on his purchase and that my buyers solicitor has not received any answers to any queries and I am holding it up. Considering my solicitor has copied me into every email sent to their solicitor I know this is blatant lies, and I have forwarded my Estate Agent the emails now so the buyer can kick her solicitor hard.
We are also stuck time wise now because my husband cannot have any time off to move in April because his assistant has the entire month off due to seeing his wife's family in the Philippines and then we are off on holiday the first two weeks of May. So I've told them we need to get completed by 25th March or I won't be able to until 22.05.

So here's where I'm at -
13 Dec - Sold previous house and moved in with family
24 Jan - Offer accepted on house, vendor yet to start looking for somewhere
14 Feb - woohoo, vendor had offer accepted on chain free property and wants to get moving asap
19 Feb - solicitor starts searches etc. And mortgage offer confirmed
26th Feb - Survey carried out
1 March - should get survey results tomorrow
Hoping I could be looking at completion in April but from selling my own house I know it doesn't always go to plan and a spanner, or two an be thrown into the works.
Feel fortunate to have family allow me to stay rent free but also so ready for my own place again

We are still lingering in not getting much done. I’ve answered all the buyers enquiries, and asked when they want to exchange but heard nothing. We have one minor query outstanding with our seller and that’s it as far as I’m concerned. We need to complete by mid April and I’m getting antsy now!0

My solicitor is silent... i got a letter on the 19th asking for the searches money and nothing since. Other people seem to be up to date on whats happening but nothing at all for me. I didn't even appoint them my mortgage broker did and now I'm feeling stressed and in the dark.

Well, call from my solicitor today asking me to do an indemnity for the use of the service road even though I've done a stat dec as requested and it's on the property information form. Apparently buyers solicitors are now asking if I've signed (a month ago) and for exchange dates - mine is going to say ASAP.I am a Protection Adviser.
