Latest from the buyer is that they will withdraw from the sale if we do not complete by 14th February. It appears that he was told by the estate agent that we would be completing by end of January at the latest (though they never mentioned this to me, even when I asked specifically what his constraints were ) with 10 enquiries outstanding it seems extremely unlikely that this is achievable. I could throttle the estate agent for their sheer incompetence. Utterly fuming.

Latest is we can move completion to 18th Feb, which will be much easier for me. Only two enquiries remain as things stand, so feeling a lot more optimistic. Vendors of onward purchase have also agreed to March 12th post Budget completion. Cross everything!
Finally exchanged last thing yesterday (just as I was boarding the Eurostar for a work trip) and will now complete next Monday 17th Feb. Completion for my onward purchase won't be until 12th March and though they've agreed to let me store my furniture there between exchange and completion- my solicitor has now said there isn't the time to exchange before 17th Feb, so into storage and two moves it is. Grrr. Still- nearly there!

Congratulations! If it's not too late, I would highly recommend not going with the conveyancer appointed by the broker. They may well be fine, but chances are that they are expensive and inefficient. I would recommend asking friends and family for recommendations instead. A good conveyancer can be the difference between a sale going ahead and falling through! Also, don't forget that they don't need to be local. I'm based in London, but using a Manchester-based firm saved me hundreds. Not to burst your bubble, but I'm afraid the mortgage is probably the easiest bit. Crossing my fingers for a smooth hassle-free move for you :)
