We've had so much disagreement over bloody indemnities! Our vendors have supplied a gas safety record that was issued when it was built, but our solicitors said it's not enough. Our vendors are getting fed-up, and think our solicitors are being over-cautious. We decided it wasn't worth causing upset to our vendors for the sake of £100 - we'd rather stay on good terms with them, so we're sucking it up!!

Yeah I think I'd rather just buy it and move along the process. Fed up of waiting and worried our buyers mortgage offer might be coming to the end of its validity too as they offered to us end of July! Admittedly it took us 3 weeks to find a property because of various reasons but really just want this to crack on now!

I, well my solicitor, has the lease :j at least according to the estate agent the vendor's solicitors emailed it to him yesterday late afternoon. The vendor has been away in China and wasn't best pleased to come back to no further progress!

Hopefully I will receive my first lot of correspondence from my solicitor shortly!!

I'm still waiting :(. The lease sent in September wasn't right - it was missing prescribed clauses and wasn't up to the latest regulations and wasn't worth the paper it was eventually emailed on. This was after it supposedly spent three months in their "compliance department", or at least that is the excuse they kept using for the delay. It was returned by my solicitor and he has finally received an amended version in the last couple of weeks.

My mortgage offer expires at the end of December and due to changes in my gross income I would be roughly £10k short if I have to apply again. I have reminded my solicitor and the estate agents of this! I have been told exchange should be possible by the end of November, but I won't believe it till it happens, if it even does!!

My offer was accepted 8 months ago ...

    Great news dancingbutterfly
  • It does seem that s lot of the delays come from the solicitors rather than anything else

I feel like I'm going out of my mind here!!!

Basically to cut a long story short.....We accepted an offer on our propery at the end of July. Our buyers insisted they wanted a quick sale and were cash buyers....We went ahead and purchased a new build. All the paperwork, searches etc have been completed. We have been ready to proceed to exchange for about 4 weeks.....But the problem is with our buyers. Approx 5 weeks ago they decided to go down the mortgage route (would be putting down 50% deposit). Their lender said they would have the offer if they could carry out a valuation. That said valuation was carried out 16th October (we had to wait a week!!). Results came back last Tuesday, and were fine. The Estate Agent told us that they were fine and that the mortgage offer was now immiment....

Fast forward a week - do they have the offer?? nope!! So myself, our solicitors and our house builder have been chasing daily for updates and all we are getting is "the mortgage offer isn't through yet".

Please can anyone reassure me? I feel like something is going on that they aren't telling us about. Surely it shouldn't take a week to get a mortgage offer?? Our house was sold for £122k (on the basis of a quick sale). We were told by the buyers that they wanted to complete in September....our builders were keen for this too as are we (we are desperate to get moving). Now its unlikely to even happen in October!

Getting so frustrated! The EA yesterday even had the cheek to tell me it isn't helping me chasing so much..

eurgh!!!! we keep having to reschedule everything as the EA gives us dates, and then they just get pushed back. It is literally all we are waiting on (watch now, something else will pop up!)

It is definitely taking the buzz and excitement out of the move :(
