We’ve got our keys!!! Completed on the house today and received the call at 12.15pm that the keys were released to us! We’re not moving our things in until tomorrow but we went round the check on the house and take a few early bits and bobs over like the TVs. It’s such a weird but brilliant feeling!!0

Hopefully will be signing contracts tomorrow on our sale but need our completion date to be end of November as we’re still progressing our purchase of a new property0

Hi all,
Thought I’d join you on this thread. FTB at the age of 39. Never thought I’d get a mortgage approved but here I am!
Here’s my timeline so far.
9/9 first contact with mortgage advisor. DIP produced (fainted. I only called to make general enquiries for the future)
20/9 1st viewing on chosen property
23/9 2nd viewing
24/9 offer made and accepted
26/9 All requested documents sent to advisor and full application made
2/10 Request for additional info from lender.
8/10 More queries from lender.
11/10 Query from Lender saying my income on payslips calculates as over 20k more than I had declared on application? (Not sure why I would have hid that) phonecall to discuss that and all sorted, just a miscalculation. Also a phonecall from advisor saying they might want additional 3k deposit as I had undisclosed credit cards. (They were on my credit file and I definitely mentioned them!) however the advisor had asked that surveys are withheld until underwriters happy with application and willing to offer. They have now said offer is pending valuation. I called to pay extra for homebuyers survey this morning and they’ve been instructed.
14/10 Valuation back at asking price. Homebuyers report due in a few days.
18/10 Mortgage offer received!! Anxiety over! (For now!) Also received homebuyers report which had very few issues, just a worry over lack of dropped kerb, not an issue to me unless it turns out permission has previously been applied for and declined as I worry that would put off a future buyer. Will raise that with the solicitor tomorrow. Will be getting gas and electrics checked and also a HETAS engineer to check the log burning stove as this was put in by the owner who’s a builder, and work not checked by HETAS. I expected this to be raised as more of an issue on the survey but it just recommended having the chimney/glue swept. I’m getting it fully checked for my peace of mind and will be excavating the inglenook a bit further for aesthetic reasons anyway, it’s fitted in to a fairly tight gap.
Looking forward to hearing from my solicitor for a rough estimate of time. There’s no chain involved here as I’m a FTB and the seller isn’t buying a new property but moving into rented accommodation. I’m aware this takes time though so going with the ‘trying not to obsess and trust in the professionals’ approach I took when waiting for the mortgage approval threatened to take over my brain!0 -
Oh for the love of all things holy! Just called the solicitors as we returned all the documents and wanted to check we were good to go and they've told us that they need to meet us in person before we can exchange!! 9 weeks they've known this and only just told us so we've got to travel an hour to meet them and they close at 530pm so goodness knows when we can fit that it. They can't exchange until that's done and they haven't confirmed that everyone is happy with 1st November!!
Now we're waiting for the lender to confirm that we can proceed with exchange... Our buyers are keen to exchange before Friday so they can give notice to their landlords (they're in 2 separate rental places right now! and not pay any additional rent. I'm starting to feel less confident about it all going through on the dates we wanted now. :mad::mad::wall::wall:0 -
It looks like we are aiming for the 31st of October, the solicitor tells me they are just checking with the lender they are satisfied and they can release funds for the 31st October and then we will be able to proceed to exchange.
Hopefully this will be quick!
We are draaaaaginggg.... Due to complete on the 31st, lender asked to release funds on the 30th....certificate of title was sent to the lender on the 18th October with occupent deeds, turns out they weren't aware of 2 occupants who will be residing at the property despite the broker telling them...
Long story short, they need to confirm they are happy with that which we know they will be, but it's taking forever for them to confirm this as we appear to be in a big pile of work that needs doing (currently they are working on the 18th October documents apparently and that's when they received our certificate of title and they won't escalate this as urgent as they believe there's plenty of time between now and completion being the 31st of October for the exchange to take place.
Both us the buyer and the seller are hesitant to start packing properly until we've exchanged, the original plan was for this to happen last week Friday...
The waiting game continues...0 -
Had an update today should be able to exchange at the end of October and complete at the end of November just double checking that the sellers of the property we are buying can also do the same timescales0

Long story short - business manager had to get involved, once again my broker coming to the rescue here.
Now then - lender is totally satisfied with everything,,, just waiting on the solicitors to reply to my email/confirm if we can exchange today, or whether it'll have to be tomorrow/Friday... either way i hope its by the end of this week the latest.:o0 -
Another with dragging searches. Apparently they were due to be complete a couple of weeks back, but were only sent on Monday.
Rather than emailing, my solicitor feels it's prudent to have sent us snail mail to tell us, despite me asking them to email (and me doing all the checks / documentation via email).
We're supposed to exchange by late next week. Unlikely by the sounds of it.The smaller the monkey the more it looks like it would kill you at the first given opportunity.
