Long story short - business manager had to get involved, once again my broker coming to the rescue here

Now then - lender is totally satisfied with everything,,, just waiting on the solicitors to reply to my email/confirm if we can exchange today, or whether it'll have to be tomorrow/Friday... either way i hope its by the end of this week the latest.:o
We've just exchanged! Onto completion on the 31st October now, here is hoping that bit is more automated!:eek:

So we were hoping to exchange today to complete 1st November but the Lenders Solicitors are asking for additional clarification on queries grrrrrr!!!! Solicitors answered via email but they wanted some in hard copy through the post!! !!!!!!? There's one around subsidence where they need confirmation and in addition they won't proceed without the installation certificate for the boiler which the vendors don't have as it's a probate property. We couldn't care less as partner is a gas safe engineer and we will be moving the boiler in the springtime but the lenders absolutely must have it so now we need vendors to have indemnity insurance.... :wall::wall::wall:0

Accepted offer 24th June
Viewed & offer accepted 29/30th July on our purchase.
Searches revealed issue beginning Sept, solicitors applying for wrong things to try to rectify the issue, only been resolved this week due to Barclays taking 5 weeks to respond to a ‘yes or no’
The one we were buying remarketed as it hadnt progressed for 5 weeks.
Finally our buyer let us know his mortgage advisor said it was a yes and confirmation was being sent to solicitor.
Initally happy as the house we wanted still up for sale, but they wont class it as ‘sold subject to contact’ again until the solicitors can confirm what the buyer has told us.
Now we are waiting again, and desperately want the one we want to purchase to be off the market again.
Anyone had an email like our buyer? Did it take long to reach the solicitor? Hate all ‘its in the post’ which can get side tracked, not sent out on time etc.
Once that confirmation gets there and round to all the relevent solicitors we are looking to exchange and complete asap.
We have signed contracts for our ongoing purchase, they are waiting with the solicitor if we can pull it back in time.0 -

We offered on a flat at the beginning of June, and our purchase is still rumbling on! Mortgage expires at the beginning of December, so we're getting quite worried now.
It took our vendors until Sepetember to find somewhere to move to - we'd given up, put an offer in on another flat, and that same day the agent called us to tell us they'd found somewhere! We stuck with the original flat (losing £250 holding deposit on second flat!) and we're now hoping we don't live to regret it!
There has been a lot of back and forth between solicitors, mainly over indemnity insurances, but these are hopefully ironed out now. Still some outstanding queries from our vendor's vendors.
We are renting, and need to give notice by the 20th November to complete before our mortgage expires, so we need to exchange before then.

We have exchanged with our buyers just waiting for confirmation for our purchase and have been for last 4 hours!! How long can it take to make a phone call!

We've had so much disagreement over bloody indemnities! Our vendors have supplied a gas safety record that was issued when it was built, but our solicitors said it's not enough. Our vendors are getting fed-up, and think our solicitors are being over-cautious. We decided it wasn't worth causing upset to our vendors for the sake of £100 - we'd rather stay on good terms with them, so we're sucking it up!!0
