    Hi all,


    very much enjoyed reading the whole thread, it has been great in helping my anxiety but also feel like I have been on a journey with you all. Nearly there on the exchange but.......


    I have just seen a letter from my solicitor's to the Bank re some contract issues, there is one that really worries me,


    "Please note that the lease contains a clause stating that when the property is sold an
    Assignment Fee in the sum of 0.25% of the sale price is payable to the management company"


    is this a normal clause, seems a bit excessive to me? do you think I will be successfully able to negotiate this to be taken out?

    An update, chain is now complete :T. The vendor decided to pull out of purchasing that house and now buying another property which is chain free instead.


    Hoping to exchange in the coming month.

    We are in the same position! 3 weeks since we were ready to exchange and still waiting for the rest of the chain to catch up.. only 3 of us in this chain!

    Our purchase is chain free. Our Vendors are still looking for rental accommodation. We have to complete by 3rd of May but need 4 weeks between exchange and completion so we can give our notice on our rental house.

    Hello all. I’m buying a place with my other half and we are hoping to exchange on Friday this week with completion on 29th March.

    He is a first time buyer but I’m not so I’m a little bit more experienced than he is with regards to buying and selling houses. I have been handling most of the paperwork and admin side of things but I’m starting to feel very nervous now, thinking that maybe I have forgotten to do something important that will mean we can’t exchange on Friday! :eek:
  • We are *hopefully* close to exchange now. Our buyers have sent everything back then the solicitors mentioned they needed their help to buy isa closing statements. The buyers hadn't been instructed to close them yet, so did this straight away. They have one closing statement so hoping the other has come yesterday so they can send it over, then hopefully we can exchange. Completion date has been agreed as 29th March.

    For those that have exchanged - we have been told to arrange buildings insurance from date of exchange with the mortgage company listed as joint policyholder or with an interest registered. I have tried doing a quote online using a comparison website and can't see how to put the mortgage company as a joint policyholder/register their interest. Does anyone know the best way to do this? Do you have to go direct with the insurer rather than use a comparison site?

    Our buyers provided the closing statements then the solicitor suddenly made them aware that the scanned copies of the contract were not sufficient and they needed to send the originals - not sure why they didn't tell them this the week before! i got abit firm with the estate agents and said that they need to get the solicitor to check things properly (it's an inhouse one) to make sure that nothing else is outstanding, it's so frustrating for the piece of information needed to be provided and then hear 'Oh and we also need...'!!!! Everything should be with the solicitor tomorrow so hoping for a Thursday exchange day, or definitely on Friday!
  • Hi, new to this thread, am now officially in the waiting to exchange thread!! (well assuming nothing wrong in my mortgage offer!!)


    Timeline thus far:
    9th Feb - house viewed
    11th Feb - first offer made - refused
    11th Feb - second offer made
    13th Feb - offer accepted
    14th Feb - solicitor instructed
    28th Feb - initial searches conducted
    08th Mar - confirmation full application has been submitted (to Accord)
    12th Mar - Valuation takes place
    20th Mar - confirmation full offer in the post

    09/10/18 Applied for shared ownership 2 bed house
    09/10/18 Assessed by Financial adviser for affordability
    09/11/18 Agreement in principle received from bank (Via FA)
    15/11/18 Allocation offered from Housing Association (after council allocated to me from a long list of applicants)
    22/11/18 Reserved house with HA
    22/11/18 Received memorandum of sale
    28/11/18 Solicitor appointed
    06/12/18 Mortgage offer received
    Exchange date was 28/02/19, but HA's solicitors not providing info so extended to 14/03/19, again HA's solicitors delayed and exchange deadline moved to May 15th 2019
    Mortgage offer expires end May, so will need an extension.

    Originally told completion would be March/April, the a delay to July, then a delay to August, and now it's supposed to be 10th June, but I'm not holding my breath!
