21/10 - AIP
7/11 - Offer accepted on House/ Landlord notified that our plans have changed and asking to be let off the lease(he agreed providing someone can be found)
20/11 - Mortgage application submitted
26/11 - House valuation survey completed
27/11 - Mortgage approved!
28/11 - Solicitor requesting Proof of deposit by way of bank statements.
4/12 - Solicitor sent more info including Fixtures and fittings form and Property info form.
- First round of enquiries letter also sent to sellers solicitor
- Informed searches have been done and awaiting responses plus do we want any of a selection of further searches done.
21/12- more searches back with no response from sellers Sol re equiries
18/01 still no response from sellers Sol regarding searches. EA being asked to chase by our SoL
22/01. Letter from Sol which included copy of title deeds with covenants which were pretty normal except that we have to keep a bush or tree in the front garden at all times!
- Aparently probate is still being applied for and not been granted yet. Once again the EA is proved wrong about the seller! We were told it's all sorted and in place
- Electrical installation survey included in lastest paperwork drop dated 15/01 as original paperwork for work done in 2017 lost. House is 'Unsatisfactory' but list of reasons why is really barely an issue and will take me an afternoon to fix so no problems there.
7/02-Another Email yesterday from our Solicitor stating they are still trying to get a response from the Sellers Solicitor in regards the Enquiries that were sent to them on the 4th December!
19/02- EA for Vendor rings to ask hows it's going. Mention we are getting 'disenchanted' with it and have started looking for alternatives.
EA states that he has spoken to the Vendor to find out whats going on as he couldnt believe probate hadn't been sorted yet. Told me he had originally valued the house 6 months prior to it going up for sale when the guy originally inherited it. Apparently there is also a property in spain he also got and because it's not in the UK he has been arguing over having to pay IHT on the estate hence no probate!
20/02 - Another update from EA. Probate should be dealt with this week and the Vendor want completion by 1st March with exchange by this friday(22nd feb!!!!) as he doesn't want to pay to renew the buildings insurance! Fat Chance of that happening!
His solicitor still hasn't responded to the first round of enquiries from 4th december, we have no contract to sign yet and it'll take a few days to send the money over!
However on the bright side it looks like things are possibly moving in the right direction! albeit slowly! :j:j

27/2 - Solicitor emailed saying finally got a response from sellers Sol but not happy with response especially as not able to provide proof of building reg compliance for windows so wants indemnity policy.
I reckon his could become a sticking point as he 2 weeks ago wanted completion by 1st march so he doesn't have to renew his buildings insurance! :mad:
8/3 - 2 Weeks further along and EA has today got an update that the probate has finally been applied for last week and should be all done next week. No news on the indemnity policy yet.
We are now at just over 18 weeks for a no chain simple easy sale!!!

I had been looking for just under a year, had an offer accepted and then fall through twice.
13/02- Viewed 8 different flats in desperation with a local estate agent
13/02- Decided I liked two of them, one was a sensible option and the other had jaw dropping views from the balcony.
14/02- Decided to follow my heart and go and see the one with the incredible views for a second time, met the owner and she showed me round and I fell in love with the place. She was so lovely and had a printout detailing all the costs currently, council tax etc. Very helpful and the place was kept immaculately clean! In a weird twist, she had actually offered on the second flat (sensible option) and was waiting to hear back about that! (since been accepted).
Essentially there isn't much of a chain as the sensible option flat is empty and I'm a FTB.
14/02- Put an offer in for 182k, she said she needed a little more so she could afford the one she'd had an offer accepted on, increased to 184k and she accepted!
15/02- Got lots of solicitors estimates and ended up going with the one the EA recommended as only £50 more than the cheapest estimate and they are well known in the area.
16/02- Organised my mortgage meeting with HSBC.
18/02- HSBC advised to pay off my £600.00 paypal credit (Through Voxi a part of vodafone, would never recommend)
19/02- Begrudgingly paid the £600.00 off, which I had set aside for white goods, been living frugally since!
20/02- Received the fixtures and fittings list and luckily the lovely lady is leaving two wardrobes (very handy) and her fridge and brand new oven!
21/02- Mortgage meeting, organised contents insurance through HSBC as only £6.02 a month and with Aviva.
22/02- Raised £175.00 for search fees to solicitor and sent back all the signed documents.
05/03- Received mortgage offer from HSBC.
08/03- Received an email from solicitor that all search results have been received, just awaiting the management information pack. He advised I will have the final report and contract paperwork over to me within 2 weeks!

FTB here. So we put our offer in back in January and was accepted a few days later. We waited a week or 2 to make sure the chain was complete before instructing our solicitor at the start of last month. , Got our mortgage approved/ready to go. Completed a survey .Had correspondence from our solicitor about 2 weeks ago confirming all searches are complete and that they are waiting on responses to enquiries.
Heard nothing since so I guess we are literally just playing the waiting game now.0 -
So mortgage went through, solicitors have started searches. I have taken a risk and did these before the top of the chain was confirmed. I was told the top would be looking to buy but might rent. Two weeks on, I have today heard they were not willing to vacate yet and still looking today so this means still no chain confirmed.
I really like the house so I am willing to take risk that my side being complete will
a) encourage someone to break the chain
b) not get gazzumped or otherwise, hoping the vendor will see as as dead serious buyers, enough to not make them not reconsider selling to us!0 -
Still not exchanged.
Been waiting for sellers for 2 weeks now to find somewhere to rent. Another 2 weeks and we’ll have to pull out as we won’t have enough time to complete before our offer expires.0 -

We eventually go the keys around 6 on Friday. Thankfully everything of ours is in storage so we had no intention of rushing to be in it. Means we can decorate what we want before hand0 -
We are *hopefully* close to exchange now. Our buyers have sent everything back then the solicitors mentioned they needed their help to buy isa closing statements. The buyers hadn't been instructed to close them yet, so did this straight away. They have one closing statement so hoping the other has come yesterday so they can send it over, then hopefully we can exchange. Completion date has been agreed as 29th March.
For those that have exchanged - we have been told to arrange buildings insurance from date of exchange with the mortgage company listed as joint policyholder or with an interest registered. I have tried doing a quote online using a comparison website and can't see how to put the mortgage company as a joint policyholder/register their interest. Does anyone know the best way to do this? Do you have to go direct with the insurer rather than use a comparison site?0 -
Feeling very lucky with our process. 4 weeks and 1 day after putting our house on the market we have now exchanged contracts with completion on 1st April. Can't believe it's all happened so quickly! Good luck to those waiting.0

15/03- The solicitor emailed me to say the seller paid for the management pack on 25th February but they haven't had it back yet... Not sure if I should chase the management agent or be patient. Haven't chased at all yet... :huh:0
