  • Update from us!

Solicitors have our money from the LISA's. If anyone wants to open a LISA for their retirement, Skipton are blooming amazing.

All enquiries are back and are currently being checked with a possible exchange this week with completion next week!

Ill only be happy once we have the keys in our hands.

Yay! So pleased for you! I'm hoping that this week or next I am able to sign the contract and exchange! It's been back and forth so far in regards to enquiries for me as they have been coming back unsatisfactory so far so some have been fine but some needed to be done again! I did actually ask the EA to chase them up on the same day that the replies were unsatisfactory to get satisfactory ones, I probably could have been more patient but there have been unsatisfactory ones twice now haha!

Not long for both you and I now fingers crossed! :T

Hurrah!! I'll keep Skipton in mind as my husband is desperate for me to get a LISA, and now I'm not paying into the H2B ISA we've a spare few quid to chuck in every month!

    Update from us too!

Our solicitor came back from holiday today to a right mess! We were blaming the locum solicitor for not getting the exchange through on Friday, but it turns out our buyer's solicitor went on holiday for two weeks and didn't pass on her work to anyone to take care of whilst she was off, and now she's off sick!

Our solicitor was livid because obviously she was expecting our exchange to be done and dusted, but she got stuck in and we have now officially exchanged with a completion date of 4th October. We're buying from Bellway homes and they have a 5 working day completion period so keeping to the original timeline was impossible, and the 4th is the only day the removal company are free!

Just got to sort out time off work to get moved in now!

  • Hi all! My timeline so far...

    AIP - 06/09
Verbal offer made and accepted - 07/09
    Written offer made - 10/09
    Written offer accepted - 11/09
    Mortgage application made - 13/09
    Valuation - 19/09
Offer made by Halifax - 21/09
Offer received by post - 24/09

The house I’m buying is empty and the owner is renting elsewhere so hoping things won’t be too lengthy!
  • My solicitor won't use email which is frustrating, apparantly all that is left is 1 search and then I will get a "draft report" is this the same as a contract? I chased him up and he left me a voice message saying this! I don't want to call again as I know they charge per phone call. Can't wait for it to be over :)

Updates in bold - EA has been able to get hold of solicitor, still needs to review responses to enquiries- hopes to send the contract for signature this week though. Has received mortgage offer (we still haven’t had ours...)

Have suggested a completion date of 19th October and everyone in the chain has agreed, exchange asap. Glad that everyone is ok with it as I can hand in notice for our flat and only have one month overlap. Fingers crossed...

Before the current purchase we had offered on another house (made 10/08, accepted 17/08 following which we appointed our solicitor and submitted the first full mortgage application). House 2 then got back onto the market after the buyer decided to pull out three days before exchange - same layout but much cheaper so...

28/08 - offer on house 2 made and instructed solicitor to hold fire on house 1
    30/08 - offer on house 2 accepted
30/08 - 1st full mortgage application cancelled and new full mortgage application submitted via broker
03/09 - survey for homebuyer report taken place
07/09 - valuation survey taken place
07/09 - received search results from our solicitor (some purchased from previous buyer’s solicitor hence that quick). Solicior also received draft contract & other paperwork from seller’s solicitor this week
10/09 - received mortgage offer (email, waiting for paper version)
11/09 - checked in with solicitor and confirmed that all search results are back and they’ll go through paperwork in a couple of days when solicitor is back
14/09 - finally received survey report. Few things flagged up and losing the will to live trying to get someone to quote for the work
24/09 - keep chasing surveyor as not heard a thing since 11th. EA has also been not responding since Wednesday (who has been chasing hard all the time). Hope it’s not a bad sign!. We haven’t had our mortgage offer in the post yet, hope our solicitor has had it though!
25/09 - chain has agreed to completion date of 19/10. Should receive contract at the end of this week to sign.

I'd have done the same! No point in waiting a week when they can get done. Usually with mine it was that the replies were sat there but hadn't been read

Let me know when you get a date! :)

    Everything crossed x

Oh wow! A lot of the delays seem to be from a complete lack of communication. So glad you've managed to exchange, bring on the completion date!!

    Good luck.

I know how you all feel was there myself we are with natwest. Also had searches done and came back high environmental risk, solicitors said was a risk valuation could be effected. Lucky for us the bank decided it was fine, property is in nice area so that makes up for it I assume.
Basically all parties have now aiming for completion date, seller cannot locate some of the paperwork left to be signed off. So they are taking out indeminity insurence.
  • Hurrahhhhhhhh!!!!! All replies are back and satisfactory now, just waiting on documents to sign (I assume contract) and reports to be sent over!

    And breathe!!!!!!!!
