Probably my penultimate post on this thread as I will post one other once this is all concluded.

My solicitor is contacting their solicitor re the rubbish in the garden - I sent her many photos to show the extent and to ask if it was worth pursuing. We specifically asked for it to be removed and for confirmation that it would be removed before we would exchange contracts - so they are in breach - I have no idea if it will get anywhere but maybe the cost of a skip hire will be forthcoming. They did leave a nice card saying they hadn't managed to clear the garden and they hoped we wouldn't mind - well we do.
They actually had the gall near the time of completion to ask if we minded a couple of sheets of plywood being left.
glad t hear you finally got your keys been keeping an eye out for that message. Shame about the garden. I don't understand the cheek of some people, I just wouldn't have the nerve!
  • I'm still thumb twiddling here. My onward purchase is pretty much complete, but still waiting on my buyers to catch up. I passively aggressively threatened to put the house back on the market today, which did at least get me an update finally. They sent me a screen shot of their mortgage application process app thing. now I'm scanning all the posts on here and the mortgage forum to see if there is anyone who can tell me what "your application is currently undergoing initial assessment with Halifax plc" actually means........
I do want them to get their act together because they are really lovely, but I am having some kind of patience meltdown over here
  • Our mortgage application should be submitted today. I'm trying not to get my hopes up, as life never runs smoothly for me, but it would be great if it goes through!

Plan B is to try again in the new year when we'd have a LTV of 50% which would make things easier from an application point of view
    • House valued for part ex - 11 Sep
    • Accepted offer! We're getting our new house!! - 13 Sep
    • Updated reservation form received - 17 Sep
    • Amended mortgage offer for increased amount received - 17 Sep
    • Additional enquiries and fixtures&fittings list provided by solicitor for completion - 21Sep
    • Sales manager visit complete - 21 Sep
Well today was quick and easy, we were getting worried as we had no paperwork to get started on and we have a crazy week mid October with work where we cannot move. So now we have paperwork via email and sales manager is happy for us to dictate completion date and doesn't think it will happen before the week we want to avoid anyway. PHEW!
  • Here's my progress so far. It's been a rocky ride for sure!! It's comforting to know that some people are actually completing!

27th March - our property first listed
5th April - offer on new property made and offer accepted without us being proceedable.
19th April - offer accepted on our property
20th April - solicitors assigned and searches paid for
27th April - survey on new property completed
1st May - mortgage application appointment - we didn't go because........
1st May - our buyers drop out..... new property gives us a couple of weeks before putting house back on market
22nd May - new property is put back on the market
6th September - Offer accepted for our property & offer made and accepted on the original property we wanted which is still on the market!
7th September - received info that chain is now complete - solicitors continue conveyancing work
14th September - new property and fittings forms arrive to check over
19th September - received info that end of chain is no longer complete
20th September - mortgage application sent off
21st September - received info that end of chain is now complete again!

I've been told by my estate agent that we should be in by November / December. I really hope so!!
  • Not much change for me :( still waiting on a couple of enquiries that weren't satisfactory. But at least I know all is being done properly.

Solicitor says my report is now ready for signing as soon as all replies are received, is this meaning my contract? I'm knew to all of this haha!
  • Also, am I fair to have asked the EA to chase the satisfactory replies up? There are no chains. Feeling a little worn out now from being in the same position!

We completed on Friday, and have been decorating ever since. Still feels a bit surreal, but so nice to have our own space, and the neighbours seem lovely which is a bonus.

Very thankful for this thread helping me stay sane over the last 7+ months

Fingers crossed everyone still waiting has as a smooth process!
  • I don’t have my exact timeline but I’m on week 27 since putting house on market and week 20 since instructing solicitors on purchase of new house. Still waiting on last replies from enquiries for purchase, and replies sent off and should be done for sale. But I’m losing the will to live. When am I likely to get at least an estimate of an exchange/completion date?

Rampant Recycler I've been Money Tipped!
Currently in a short chain. We're buying a new build property and we have a cash buyer.

I genuinely can't remember the timeline for things but we signed the contracts with our solicitor about 3 weeks ago, and our buyer paid the full balance a week ago. Everything was working towards exchanging on 20/09.

Went for our final meeting with the site manager on Friday and get told by Sales that they've not heard anything from our solicitor, despite us getting a voicemail from her earlier that day confirming we want to complete on 28/09. Couldn't reach her at all for the rest of the day, so we have no idea if we have exchanged or not.

We're fuming. There is NO reason whatsoever why there is suddenly a delay when everyone involved has been saying exchange will be 20th or 21st and completion will be 28th. Now it looks like completion will be 1st October at the earliest, which means I need to change all my days booked off at work!
