  • Jumping on this thread. I have a sale going through and just had an offer accept on a purchase (not connected)

    The sale was agreed in July, mortgage offer has been issued, but have had no word since. My brother is the contact the agent uses and so I get not much in the way of updates. I'd really like to know if we're near exchange/completion as this would provide atleast an additional £50k to add to the deposit of my home.

    Purchase Sales agreed last week, I'm just about to send off my mortgage application, not sure if I mention the potential extra funds? I can proceed without them, I'm impatient and want to get on the ladder.

    Just when you think the stress is over more stress!!

    Its worth getting your solicitor to attempt to reclaim the costs but in reality if they refuse you would need to take them to court and its probably not worth the hassle..

    We had a bathroom suite left in our garage after completion. It looks new but just covered in a few years of dust and dirt. This weekend ill try and sell it.
  • Jumping on this thread as we are buying a new build with Bellway and currently waiting to exchange! Our exchange deadline is today but not heard from the solicitor yet, despite chasing. Here is our time line:

    12.08.18 - Reserved plot with Bellway
    30.08.18 - Met with broker and submitted mortgage application
    10.09.18 - Mortgage offer received in the post
    12.09.18 - Solicitor confirmed receipt of mortgage offer
    13.09.18 - Contract received in the post with mortgage deeds
    14.09.18 - Returned signed contract and mortgage deeds and paid 10% deposit to solicitor
    17.09.18 - Solicitor confirmed deposit funds and contract received

    How long should it now take to exchange, seeing as the deadline is today?
  • Got the keys now and luckily the house is nice and clean - no nasty surprises waiting for us inside - some funny ones - like where they repainted the walls around the furniture that made us giggle but not an issue for us. Garden still a tip. Will try to get them to pay for a skip but not holding my breathe.

  • We're in a relatively short chain of 3 - we're currently renting, and our seller's seller is buying an empty property.

    Our timeline so far:

    24/6/18 - 1st viewing - this was the 4th property we'd viewed

    31/6/18 - 2nd viewing

    3/7/18 - 1st offer

    4/7/18 - Offer rejected and 2nd offer made

    6/7/18 - 2nd offer rejected

    11/7/18 - 3rd offer

    12/7/18 - Counteroffer

    13/7/18 - Counteroffer accepted by us

    14/7/18 - Accepted by seller

    20/7/18 - Mortgage approval in principle

    2/8/18 - Mortgage offer approved and homebuyers report paid for

    21/7/18 - Proof of deposit & AIP received by EA - house taken off market

    9/8/18 - Homebuyers report completed

    17/9/18 - Draft contract received by our solicitor from sellers’ solicitor

    18/9/18 - Searches submitted

    19/9/18 - Contract queries raised with seller’s solicitor

    • Updated reservation form received - 17 Sep

  • Probably my penultimate post on this thread as I will post one other once this is all concluded.

    My solicitor is contacting their solicitor re the rubbish in the garden - I sent her many photos to show the extent and to ask if it was worth pursuing. We specifically asked for it to be removed and for confirmation that it would be removed before we would exchange contracts - so they are in breach - I have no idea if it will get anywhere but maybe the cost of a skip hire will be forthcoming. They did leave a nice card saying they hadn't managed to clear the garden and they hoped we wouldn't mind - well we do.
    They actually had the gall near the time of completion to ask if we minded a couple of sheets of plywood being left.
