    Ahh! It is very frustrating!

    My final replies took probably about 3 weeks to come back (as far as I am aware!) So not as long as some people on here but still scary not having any updates for 3 weeks really! How long have you been waiting? I've been in the process of buying since 25th May now.
  • Banging my head against a wall now.
    Everything ready, cash sent to solicitor ready for exchange........

    BUT my sellers solicitor is ignoring my own solicitor's request for the date of Probate application. We just want an idea of when we night expect to exchange and complete.

    Now worrying that they haven't even applied for Probate yet!
  • Have been watching this thread for several weeks now and have been reluctant to post as I guess Ive always been fearful my house selling & buying saga seems to good to be true.
    Well today my gut instincts have begun to be proven correct. We’ve had 2 planned exchange dates on the sale of our house which have been and gone.
    There are 3 of us in the chain, us at top with no onward chain.
    Been informed today that buyer no 1 doesnt have cleared funds yet. Several different ‘stories’ later we are now in limbo not having a clue when the next exchange date may be as 1st buyers solicitors have ignored all calls today.
    How on earth can a solicitor allow their client to get this far in the process and not ensure the funds are obtainable???
    Tonight we are feeling really stressed and low.
    I have genuinely never felt so stressed with so many physical symptoms manifesting themselves.

    It feels like I’m waiting for our mortgage offer and exchange at the same time!

    Before the current purchase we had offered on another house (made 10/08, accepted 17/08 following which we appointed our solicitor and submitted the first full mortgage application). House 2 then got back onto the market after the buyer decided to pull out three days before exchange - same layout but much cheaper so...

    28/08 - offer on house 2 made and instructed solicitor to hold fire on house 1
    30/08 - offer accepted
    30/08 - 1st full mortgage application cancelled and new full mortgage application submitted via broker
    03/09 - survey for homebuyer report taken place
    07/09 - valuation survey taken place
    07/09 - received search results from our solicitor (some purchased from previous buyer’s solicitor hence that quick). Solicior also received draft contract & other paperwork from seller’s solicitor this week

    There is an entire chain ready to exchange so I’m hoping things will move quickly and nobody jumps ship, no mortgage offer expires etc.
  • Minor update for us.... The sellers solicitors (Or Conveyancing warehouse as my solicitor calls it), are uselessly slow. We sent all our queries about missing certificiates etc to our solicitor and then the estate agent so the sellers could have all the answers ready straight away when they heard from their conveyancer.


    They've repsonded and have found/obtained all the missing bits :) All the building certs/install certs are available, god knows why they didn't just send them with property information form. Cost us nearly a week of time.


    Starting to think about moving more now. We have a 4 bed house with garage to move, we don't have tons of things to move, probably 2-3 trips in a luton van (with 3 helpers I've bribed with beer). What's the process normally for moving, we were first time buyers last time so gave our sellers till 5pm to move out which worked fine. We doubt we'll have this luxury. Are we expected to move everything in one go, i.e. we give our keys up when we get the new keys?

    Were FTB that are buying a property that is currently empty and had our offer accepted on the 24th July. Its not been very long but ourselves and the vendors are trying to rush everything through.

    Our enquiries came back last week but were still waiting on the solicitor to confirm if they've been answered correctly!

    Any update from your side of things?

    You normally have to be out by 2pm. But ask your solicitor as it can be different.

    Exactly the same stage as your are at the moment, I'm a FTB too with no chains but its a leasehold so will take slightly longer! It's the waiting around that is painful isn't it? No updates today! How about yourself? I'm not too sure how long it will take for my solicitor to review the replies, but hopefully it's not long! :)

    It is frustrating, the waiting is killing me! Doubt we will get an update now till Monday or Tuesday. Annoyingly our deposits are in ISA's too so have to get the solicitor to send a declaration over to our building society to withdraw, however she can't do this until an exchange date is agreed!

    I'll let you know when we hear anything :D

    We got some ball park numbers on Friday which we can make work. Now to make those numbers official by having 3 other agents value the house. Should be fine but still eek. Still got our plot reservation too! :T
