  • I'm so disappointed, I thought we were nearly at exchange, but things have fallen apart a bit. :(

    I'm a FTB, so just buying, no house to sell.

    Timeline:
    5 May - offer accepted, I instructed a solicitor then waited for the rest of the chain to form before doing anything else
    17 July - chain complete
    25 July - mortgage application made (through broker)
    8 August - valuation, and mortgage offer issued on same day
    29 August - I signed the contract ready for exchange, still waiting for answers to enquiries but my solicitor was hopeful we could complete in September
    6 September - told my sellers are withdrawing from their purchase due to subsidence, so everything's back on hold again. They still want to move and already have another viewing booked

    I'd love to be in by Christmas but I just don't think it's going to happen.

    Anyone else waiting for completion date and just feel a bit in limbo? Can't wait for it all to be settled now, although I know our sol has spoken to lender to confirm funds etc something is telling me not to get excited in case they whip the offer away at the last minute :(
    yes I am feeling the limbo thing. For the property Im hoping to buy everything is bubbling along nicely Ive had all the searches and enquiries back with nothing to worry about. Nothing scary in the suvery and the lady Im buying from seems to be ok with her onward purchase. The fly in the ointment remains my buyers who have yet to get their mortgage sorted and so havent even asked for suveys etc. yet. they have/had an issue with their address on their credit record which they think is now sorted. They are FTB and even more clueless than me! I've managed to convince them to see my morgage chap who has been an absolute brick, which they are doing tomorrow. so hopefully I will know tomorrow if its a keep calm and carry on deal or putting the house back on the market. I've been waiting for them to sort this out since the end of July so I think I've been fairly patient. I just hope if its back to the drawing board my vendor is willing to hang on for at least a little while to see if I can get a new buyer. rather anxious right now:o

    Currently negotiating part exchange with the developer. Going to need to borrow a bit more on the mortgage.
    That really is a bit of a burger.you must be gutted, why do people do this stuff? you half hope they end up on the recieving end one day so that they know what it is like. You invest so much into it emotionally/time wise never mind the money. I hope it all comes out in the wash for you

    First time buying & selling, so hope we've done things in the right order :D

    Despite being extremely keen (and bringing his whole family round to see the house at the weekend), our EA has had to chase our buyer quite a lot. It was 10 days from their offer being accepted until they chose a solicitor, and to the best of our knowledge, he hasn't applied for the full mortgage yet. :mad:

    Why is it so stressful, lol

    PS: Anyone got any experience of Virgin, and how long it typically is from valuation to offer?

    Timeline so far:
    04/07/18 - Our house went on market
    27/08/18 - Accepted offer on our house
    29/08/18 - Our buyer provides DIP to our EA
    30/08/18 - Had our offer accepted on new house
    31/08/18 - Applied for and received DIP from Virgin Money
    31/08/18 - Received solicitors quotes and chose solicitor
    03/09/18 - Full mortgage application made
    04/09/18 - Received paperwork from solicitors
    05/09/18 - Received news that valuation booked on our new house for Mon 10th Sept
    06/09/18 - Our buyer (finally!) provides solicitor details to our EA.
    07/09/18 - Booked RICS valuation on our property for redemption of HTB equity loan (happening on Tue 11th Sept).

    Thanks, I'm completely gutted. It's a pretty complex situation but it boils down to if we can't make part ex work we will probably come off the market for a bit and reassess in a few months. I'm so so sad.

    Ahh no! Poor you! I really do hope things speed up for you soon! It's already such a manic time without the stress of hold ups!

    My EA has contacted me to let me know that the replies have now been sent so I'm guessing I'm now just waiting for them to be checked through, but at least I know that they have been done now as was feeling a little anxious to be honest!
  • Nothing further from us.

    me and my boyfriend have some of our deposits in a Lifetime ISA and have given the solicitors permission to withdraw this as it can take up to 30 days to be transferred. Luckily this can be expedited but the solicitors won't send it off till we have an exchange date!

    Starting to get frustrated. All we are waiting for now is for the solicitors to check the replies of the enquiries.

    Fingers crossed for an exchange before the 17th still (rental notice) ... but not holding out much hope.

    Im at exactly the same stage! Just waiting for the sol to check the enquiries ... i'm getting impatient! Any ideas how long it normally takes?
