Just been informed that our solicitor won't release the contracts for exchange unless the rest of the chain agrees to push back the completion date.
Nationwide have said we can have 14 days grace if we exchange and send them a copy of the certificate of title. Solicitor said they need to confirm this with them but hopefully we won't lose the mortgage offer :wall:
Basically she can't guarantee that the final funds would be available even if we did exchange today, and doesn't want to risk us not being able to complete.
I'm not even mad at her, I'm mad at vendor 2 and their solicitor, the stress of this whole thing is starting to really take it's toll. Daily migraines, and now eczema (which I haven't had in 23 years and forgot just how uncomfortable and itchy it can be), severe lack of sleep too means I'm running on :coffee:
When will this nightmare ever end!?!

The current completion date is Monday 10th - which is the date our mortgage offer expires, but Nationwide prefer 5 working days notice to transfer the funds, and our solicitor likes to have the funds in their account the working day before completion. They can't guarantee that they'll have the funds by end of business Friday and so won't release the exchange because otherwise we could default and potentially be liable for costs of completion not happening.
Vendor 2 hasn't exchanged with our vendor or vendor 3 though, and we don't know if they will today or not, and it leaves it all in limbo0 -

17/8 completion of 14/9 agreed, told chain is ready....
23/8 first attempt recieve no response from vendors solictor
24/8 recieve no response
25/8 recieve no response
Bank holiday weekend
28/8 vendors solicitor claims the delay was due to not being able to contact their client. Vendor herself contradicts saying not heard from her solicitor for 2 weeks and been contactable.
29/8 Vendors give authority in the morning! But now apparently vendors vendor have not signed their contracts. This will be done today ready for tomorrow so we are told.
30/8 recieve no response
3/9 contracts signed but at wrong office
4/9 no response
5/9 EXCHANGED!!
Wow what a relief. I never thought that was going to actually happen. Time to relax
Ill post my full sale and purchase timeline when I get a chance to find it. I can honestly day selling and buying a house is one of the most stressful things I've done

Yup - thing is, it doesn't have to be, it's mostly because people are crap at their jobs. Almost need to have someone in charge of the chain who can whip everyone into shape.Despite my name, I'm not a student any more0 -

Still no joy here, I've just tried to get hold of solicitors as well. I think the higher up in the chain are using premier property lawyers and it's basically holding everything up because they're not contacting anyone.
Such a nightmare, the dates will have to move and then mortgage funds be postponed again - my poor solicitor must be getting sick of the sound of my voice!0 -
