Todays excuse is our vendors solicitor has disappeared. This isnt uncommon. I have come to the conclusion that she only works a few days a week. Even our vendors are frustrated today after trying to contact her all day.

We've had silence, the solicitors have closed and we haven't exchanged so the promises yesterday were all hot air
I do wish they'd called to say why we hadn't exchanged, the silence is driving me mad. I guess we'll try again tomorrow...0 -

They are the worst days when you just dont hear anything! We have had plenty of those.

Hi, this is our timeline so far:
16/6 start the process with Solicitor
searches, documents, etc.. all went well so far, but..
28/8 I have received a mail from my solicitor, that everything done, we could exchange already, but there is a restriction in the land registry, which has to be dis apply.
The problem is, nobody knows how long does it take, so we are stucked now.:(
If someone has experience with this issues, please tell me, how long it took.0 -
Trying to push it today or it will run into next week...
It doesn't look good, people at the top using Purple Bricks and they're awful. Also 2 lots above us using not great solicitors as well so it's just so frustrating.
It feels like a lot of this delay is just parties not communicating, but it's just causing so much stress. I haven't slept properly in so long.
Started trying to exchange on 24th Aug.

It really depends on the Land Registry office dealing with it, their backlog, their timescales for working so it can be very variable.
That being said, I would have thought it would take no more than a week or so, maybe even a couple of days if you are lucky.
I am a legal assistant in a property department and I do applications to the Land Registry every day. Sometimes I can have a restriction removal turned around in 24 hours, sometimes it takes a week. It really does depend on how busy they are at the office – but I have never known one to take longer than a week or two.

Finally pulled together my timeline, my purchase has been ready since 18 June and sale 08 August :mad::wall:
- House on market - 26 April
- Accepted offer on house - 22 May
- Reserved new build - 25 May
- Full mortgage application in - 31 May
- Mortgage offer received - 14 June
- Ready to exchange on purchase - 18 June
- Enquiries received and answered on sale 14 - 26 June
- Buyer changed solicitor - 30 June
- New contract, enquires etc dealt with 13 Jul - 01 Aug
- Land Registry issue with title plan of sale resolved - 07 Aug
- Informed ready to exchange on sale 08 Aug.
- Informed bottom of the chain have now requested survey but will not book it until solicitor returns from holiday on 20 Aug - 09 Aug.
- Survey for bottom of chain property booked 23 Aug.
- Chaos with bottom of chain buyer 28 Aug - 05 Sep.

So the fail to exchange yesterday was because vendor 2's solicitor didn't answer the phone - all day
Every issue and delay has come from vendor 2 - I officially despise them now
Haven't heard much else today, I'm assuming the solicitors are trying again to exchange....
It'd be so much easier if I could round up all the solicitors involved and lock them in a room together :rotfl:0 -

They aren't using their recommend solicitor also are they? Premier Property lawyers. They are terrible!! They just dont respond.0 -

Just been informed that our solicitor won't release the contracts for exchange unless the rest of the chain agrees to push back the completion date.
Nationwide have said we can have 14 days grace if we exchange and send them a copy of the certificate of title. Solicitor said they need to confirm this with them but hopefully we won't lose the mortgage offer :wall:
Basically she can't guarantee that the final funds would be available even if we did exchange today, and doesn't want to risk us not being able to complete.
I'm not even mad at her, I'm mad at vendor 2 and their solicitor, the stress of this whole thing is starting to really take it's toll. Daily migraines, and now eczema (which I haven't had in 23 years and forgot just how uncomfortable and itchy it can be), severe lack of sleep too means I'm running on :coffee:
When will this nightmare ever end!?!0
