Can I join in? FTB, no chain on either side, offered 30/06. Signed contracts last week but solicitor wants current gas safety cert (it was only expired by 2 days!) So can't exchange until they get it. Completion was set for 28 September.
A valid gas safety certificate is not a requirement when selling/buying a house. By all means your solicitor can request one on your behalf, and the seller may agree to provide, but there is no obligation on them to do so.
Therefore, if there is nothing else outstanding, there is no reason why contracts cannot be exchanged without a gas safety certificate.0 -
Hi guys, I am just interested to know how long you guys were chasing replies front the sellers solicitors? It is a leasehold so I understand that it takes longer. This is the stage I'm up to now (waiting for the last few) before we exchange but have been waiting a few weeks, I am probably impatient but I am feeling slightly fed up now! There are no chains at all to this sale either so hopefully won't be too long.

From the sounds of it, his solicitors are rubbish!

The discrepancy between the amount we've been gifted and the amount going towards the deposit is causing problems with TSB. I am hoping it will be sorted by the end of this week once broker talks to them but it has made me want to just give up and carry on renting for a bit because we are being told different things by different people and it is unnecessarily holding up the process.0

We've been away for a few days but things seem to be moving in the right direction.

April 18 Informal mortgage offer
17/04/18 Put our house on the market
20/06/18 Accepted an offer on our house
09/07/18 Valuation on our house
17/07/18 Had our offer accepted on new house
18/07/18 Homebuyers survey completed on our house
01/08/18 Formal Mortgage Application Made and DIP given (subject valuation and paperwork)
06/08/18 Instructed surveyor to carry out Homebuyer Report
09/08/18 Received enquires from buyers and replied
10/08/18 Homebuyers Survey being completed on our purchase
28/08/18 Informed mortgage approved
20/8/18 Advised by solicitors 5/6 searches are back. Awaiting local search due on 17/9/18
Enquiries being dealt with.
07/09/18 Mortgage paperwork signed and ready to send to solicitors

No, but silence for a week and not returning calls isn't really acceptable at this stage.
Currently negotiating part exchange with the developer. Going to need to borrow a bit more on the mortgage.0
