Went in to solicitor's to sign contracts, mortgage deed etc this morning. She informed us that the vendor's solicitors still haven't answered all enquiries that were raised 4+ weeks ago.
Also, the vendor's solicitors claimed that the decking didn't need planning permission as it is less than 30cm. It is actually a story high! So now that needs adding to the indemnity policy, which our solicitor STILL has not seen.
Week 13 and the seller's solicitor can't even send through the basics. I am so frustrated by them! Someone we can't even contact is slowing us down so much. Argh!0 -
Just the waiting game now...hoping the solicitors will contact us soon to discuss exchange of contracts and completion date...
And booked in to see our (now empty!) new house on Friday after work to take some measurements and just see what state it's in etc0 -
Well after finding out last week that our vendor has only just instructed her solicitor (7 weeks from offer) the post man has just delivered a lovely surprise. It's from our solicitor containing contracts, legal documents and a letter to say we need to make an appointment to go into their office and pay our deposit and remaining solicitor fees.
I'm not holding my breath but surely this is a good sign that exchange could be close?
FTB here, still won't feel real until we have the keys in our hands!0 -

Thank you - I agree there must be a better way. Surely if you are selling you would want to have all the relevant documentation and information at the ready so that it can go as smoothly as possible? Why can't we have a system where all this information is compiled and provided BEFORE an offer is made (is that how they do it in Scotland...?)0 -
So semi good news here, the vendor apparently sent all the completed paperwork for the draft contract to his solicitor on the 4th, which is at least a good sign that the vendor is doing something!
The EA is going to chase up why their solicitor hasn't sent it over yet.
Apparently the vendor went on holiday before completing the forms so that was the reason for the initial delay :doh:0 -

Offer made and accepted on the house we want 07/17 (I know should have had an offer on mine first)

Cash buyer made offer for mine 08/17
Contracts ready to sign 10/17
My buyer falls off the rader 11/17 still no idea where he went
House I was buying goes back on market 11/17 and gets offer
I get a private buyer for my house 12/17
Rejig mortgage 01/17
I find a new house and get offer accepted last week of Dec17
Complete my sale and move in with family 26/01/17
Awaiting my purchase to catch up chased 02/17
13/03/18 find our venor has pulled out of his purchase due to not getting a mortgage

today's problem is that the sellers mortgage deposit isn't available for exchange, It feels like there are an insummountable amount of obstacles in my way for this exhange, this is such a nighmareMany thanks to all who contribute on MSE0

I am ready to complete with my purchase. We had an issue with builders so or mortgage offer (with Barclays) expired and there were a lot of issues around the extension to the mortgage.
But no matter, All our funds are with the solicitor,
Valuation was completed and certificate of title has now been received by Barclays as of today.
Does anyone have experience of how long it will be now until Barclays release the funds and we complete?

Have had my own semi good news. Still no sign of management pack and therefore no enquiries/draft contract yet.
I spoke to the EA about my concerns that the vendor is buying from someone who is buying a new build, as that could be unpredictable. The vendor has very kindly offered to exchange and complete by the end of July, regardless of what is happening with their upward chain, so that we can be in by end of July.
Obviously, the enquiries could bring something up but is a slight weigh off my mind.0
