No deposit from the bottom of the chain today. My solicitor tells me that the investor is sick of being hassled by estate agents and will pay his deposit (maybe in the next few days) when he's good and ready, which is a completely different story to that told to me by the EA. I'm beginning to smell a rat. Am I being cynical or is this an EA tactic to try and get their commission ASAP?
Either way, I'm very glad we didn't exchange with 0% deposit as suggested by the EA.
No sign of the deposit this week, but we have been told that the contracts that had apparently been signed by this guy already are now on their way from France to his solicitor. I wish I knew who was telling me lies...0 -
My solicitor told me on Friday I should be able to set an exchange date this week and agree a completion date. Given that I am buying an unoccupied property which is being sold to pay off care home fees there is no chain.Paid off the last of my unsecured debts in 2016. Then saved up and bought a property. Current aim is to pay off my mortgage as early as possible. Currently over paying every month. Mortgage due to be paid off in 2036 hoping to get it paid off much earlier. Set up my own bespoke spreadsheet to manage my money.0

No mortgage as getting a private loan.
26/04 - offer made and accepted
27/04 - homebuyers insurance taken out (expires 25/08)
27/04 - solicitor instructed
09/05 - survey back - no issues
14/05 - EA suggests end of June completion date
23/05 - learn that vendor has been gazumped on chain-free property _pale_
24/05 - vendor has had offer accepted on another property
24/05 - provisional completion date is now end of July.
It's been 6 weeks since I put my offer in and my solicitor still hasn't received leasehold management pack from vendor.
However EA says that vendor is keen to move as quickly as possible because they are porting their mortgage to new property and only have 12 weeks to do this. Does anyone know when the 12 weeks would have started from?0 -
Just stalked past the new house and it looks like they are still living there... really hope the new build is built and not delayed since we are near to exchange of contracts now...

I had my offer accepted nearly 5 weeks ago now and still haven't received the leasehold pack either! Although my solicitor was away this week so I'm hoping when I email on Monday she'll have it! Otherwise it's back to chasing the EA!0 -

Friday was such a nightmare, was meant to exchange, got told that they were in the middle of the exchange but that was clearly untrue, as at 5.20pm I was told that my sellers' sellers had been contactable and therefore they couldn't exchange, so neither could I.
I had presumed that the sellers had already exchanged with theirs as they have access to their new house to lay down flooring, so this was a bit of a shock.
I signed the contract last week to be ready, It's so frustrating that the sellers sellers couldn't have done the same.
I'm dreading tomorrow in case it goes the same way, and I need to be out of here a week tomorrow due to the eviction, so I'm extremely stressed.
I'm also finding gaining info as to what on earth is going on is like Chinese whispers via solicitors/sellers/EA. Things get distorted , it's so frustrating not being able to communicate directly with the sources!Many thanks to all who contribute on MSE0 -
Well after a call to our solicitor and thinking we'd be close to signing contracts and arranging an exchange date, we've since found out that our vendor has only just instructed their solicitor, we offered on the house in April! We've given the ultermation that we need to complete before the end of next month or it will have to be after September due to partners heavy work commitments during the summer. There's only 2 houses in the chain as vendors vendor is moving into rented accommodation. Am I naive in thinking that a completion in 5 weeks is possible?0
