Oh phew! But yes it is very frustrating. We are FTBs and it is a chain of 3. So we are just waiting for the top of the chain. Really hoping we can all exchange next week too.

Just received an email from our solicitor for the sale of our flat and they have now replied to all enquiries and asked the buyer's solicitors to confirm they are happy and to then discuss exchange of contracts!
The purchase I believe is also on track so we should have contracts when we get home tonight, get those signed and sent back tomorrow and we could be exchanging next week eek! Trying not to get too excited...0 -

The sellers seem to be taking forever to answer the enquiries which I don't understand as there were only four/ five really basic questions :mad:.
Anyone have any experience buying using money from stocks and shares? Solicitor seems to be really pushing to sell these before exchange so that the full value of the house is in cash in bank account. I'm not so keen as if it all falls through i'll have lost the benefit of the shares (obvs I have the money for the 10% pre-exchange deposit ready though). There doesn't seem to be much info on this from googling.0 -
Instructed a firm with online tracking and it seems that they haven't even received the sale memorandum. Sounds like seller hasn't got a lawyer yet?0

Our buyers should have got their searches back on Tuesday, hoping their aren!!!8217;t any enquiries to raise or that they are simple ones that are raised quickly so we can get on and exchange ASAP as everyone else is ready.
I!!!8217;ve got a list as long as my arm of stuff to do between exchange and completion and just want to tick a few things off it (especially school places for my children).0 -
I'm selling my house and because the buyers wanted a quick sale I agreed to the date, with the proviso that exchange took place three weeks before completion. I have pets and have decided to rent before I buy another property so need some time as it is very difficult to find a rental.
First exchange date went by, no reason, second exchange went by this time it was because the buyers solicitor hadn't chased up the valuation. Valuer has been and we are now on the third exchange. I seem to have a very good landlord as he has been prepared to hold the property for me. AS yet I havent heard anything from my solicitor. Exchange is supposed to be today.
WHY OH WHY cant the lenders get it together so that they all do their valuations early in the process of buying a property. This would save an awful lot of angst, nail biting and general fear that everything will fall through especially for the person selling. LENDERS GET YOUR ACT TOGETHER FOR THE SANITY OF EVERYONE0 -

Lenders generally do the valuatuon within a week of the mortgage application. Our buyers applied for their mortgage on a Wednesday, the survey rang me Friday ro book in for Monday and the report was back with the lender same day.
The problem for you now is it can take another week or two to send the offer document out. Then the buyers will have to go and sign the mortgage deed. It seems that your buyers aren't ready yet0 -

I’d assume the survey implied possible signs of damp but suggested a specialist to look at the property. Not every one would get a damp assessment, although many home buyers surveys might suggest that damp could be possible.0
