Week 11 Update
Sale: sols have responded to further enquiries from the buyer's sols, but they are still waiting on some info from the management company (it's a leasehold, shared ownership flat). Once they have that info, they'll send their responses back to the buyer's sols. Info was requested a week ago... :mad: My sol says that as soon as those responses are sent though, it shouldn't be too much longer until we are talking about dates so that's good.
Purchase: Sols raised one further enquiry last week regarding the management service charge (we are buying a "new build" that is 5 years old from a part-exchange company) so we should have that back soon and then I guess we will receive our contract to sign and all the paperwork etc. We stalked past our new house at the weekend and the lady doesn't look like she's moved out into her new build yet, but the EA said they were exchanging a week or so ago and I know they were trying to get it all tied up by month end so I expect the property will be empty soon and then the part-exchange company will be keen to exchange asap...
So I think things are moving, albeit at a snail's pace. Maybe another week and we might know something about proposed dates...?! Fingers crossed...0 -

So so frustrating. This is probably one of the biggest things that people do in their lives and the solicitors just amble along glacially with no urgency...for a hefty fee of course!

We're FTB at the bottom of a chain of 3 too. It was a chain of 4 but the woman at the top of the chain kept making excuses for not finding a property and then refused to vacate, so their buyer pulled out and we're waiting for them to find somewhere else but I haven't had an update on that for about 2-3 weeks now. I'm hoping I'll get an update from the EA this week.
All the solicitors have been great but the EA's aren't talking to them so each time I get an update from one I have to tell the other :wall:
How frustrating! Our solicitor called today to say our vendor still can't confirm the 29th June for completion as their seller's solicitor is really slow and they are still waiting on enquiries. They are 'hoping' for the 29th June anyway. At least we got a response but not the response I wanted.
We are renting at the moment but have to leave the house on the 30th June as our landlord is selling the house. Parents have said we can move in with them if we need to but would be much easier just moving once.0 -

Well after thinking we were nearly there now it seems we are no where near. My solictor is currently trying to explain that you dont need listed buildimg consent to install a combi boiler and despite quoting the relevent part of the local council website, the buyers solicitor are not accepting it! They are saying they want to get someone from the council to come and check. Which is not a problem apart from from what I have this can take months!
To make matters worse the buyers solicitor insists on replying to my solicitors emails by writing, printing and posting a letter! What would take a few hours is taking a week!
I feel like giving up and just not movimg!0 -
We've also discovered a mystery window that you can see on the exterior bathroom wall, when standing in the garden, but there's no window on that wall inside the bathroom?
So now I need to figure out how to word the question of where does that window go? I'm guessing I need to ask my solicitor to ask our vendor, rather than the EA?
Much easier to just call the EA, then they call the vendor find out the answer and ring you back. It might only take a couple of hours.
As opposed to your solicitor writing to the vendors solicitor, the vendors solicitor writing to their client, the vendor responding to their solicitor, before the vendors solicitor writes back to your solicitor, and then passes the info on to you. That could take a week or two!!0 -

So last Thursday I get an email from the estate agents' "sales progressor" who tells me that there's an investment buyer at the bottom of the chain who is insisting that we exchange the next day in order to complete today. If not, toys are thrown out of pram - apparently. Cue a day off work to rush in to solicitors, sign contracts ready for exchange. Midday Friday comes and I get a message telling me that our buyers are not in a position exchange for one reason or another but "it still may happen on Monday". Cue a friends van on Sunday morning to get rid of a sofa and coffee table from our living room because it's imminent, right?
Various noises made by sales progressor throughout the week saying it might happen today or tomorrow (on more than one day) but we absolutely MUST exchange on Friday to be able to complete the following Friday. Yesterday morning I get an email saying all contracts are in place, final queries have been asked and satisfied it's happening today we're just waiting for the investor at the bottom of the chain to supply his deposit, it will be in at the end of the day today (Thursday) at the latest. Be ready to exchange. End of the day comes, no deposit. It's delayed, will be in first thing, them we can go.
Today I chase to see where we are and am told the investor (the guy who had previously threatened to pull out if exchange didn't happen the previous Friday) hasn't sent his deposit, he's in a rural area of France with very poor mobile coverage so it's next to impossible to get hold of him. Around 2-3pm he's managed to make himself contactable and has paid but it's too late in the day for it to clear and so would we mind exchanging with a zero deposit? On the advice of my solicitor, I decline and call the removals firm to stand them down.
30 minutes later I get an email saying that we'll go for it again on Monday with a view to complete on Friday.
I can't wait for Monday
No deposit from the bottom of the chain today. My solicitor tells me that the investor is sick of being hassled by estate agents and will pay his deposit (maybe in the next few days) when he's good and ready, which is a completely different story to that told to me by the EA. I'm beginning to smell a rat. Am I being cynical or is this an EA tactic to try and get their commission ASAP?
Either way, I'm very glad we didn't exchange with 0% deposit as suggested by the EA.0 -

Has anyone had to close a isa account to get help to buy from gov , if so how long from sending solicitors the statement to getting a completion date0
