    Arrrrrrrrgh - why does anyone buy a house? Mortgage broker says the solicitors they recommended aren't on the panel for our mortgage (whatever that means), so I tell him who the people are I would like to use; he checks, not on the panel apparently. So I spend 2 hours finding someone who is and he does to, finds me someone in Newcastle and I decide to go with them. In the meantime I decide to check with my preferred lawyers. 1 hour later I get an email from my preferred lawyer and they ARE on the panel! Grrrrr. Now to cancel the other lawyer and go with the one I like if possible. I have also already informed the Estate Agent she have changed solicitors and will now need to do it again. All because someone can't check a list properly!

    Solicitors bungle - had a sol, didn't have a sol, have a new sol 30/5/18

    At least your sale seem to go really quick even if its been a nightmare since!

    Spoke to the EA yesterday for our purchase. She's really on the ball and is in contact with all solicitors and keeping me updated - couldn't ask for much more than her! She said the part-exchange company lawyers are tying up the month and then they're going to be pushing for exchange of contracts soon - fine by us! Our sols are all working on enquiries, second lots of them I believe. My sale sols have already responded to the 30 (!!!) enquiries raised by our buyer. Our purchase sols have raised one more query with the part-exchange company lawyers so hopefully will have that sorted soon.

    really hopeful that we might receive a contract towards the end of next week for the purchase (sale already signed).. trying not to get too excited!!

    This week has been sent to test me - 2 weeks in , just TWO WEEKS in, the vendor thinks we are going to pull out (why I have no idea we have an expensive survey already booked in and are progressing as far as circumstances will allow). She wanted to exchange at the end of June, our survey is booked for 2nd July, or she would re-market. :eek::eek::eek::eek: How does this inspire me to stay? If it wasn't that we REALLY want this house (there is nothing else like it) I would walk. I have to give her the benefit of the doubt as she is also dealing with a dying mother at the other end of the country and is VERY stressed commuting back and forth all the time. But really, after only 2 weeks! Luckily the estate agent is calming her down, he knows we are serious and is backing us up (and also doesn't want a lost sale). That and solicitor bungles have had my stress levels through the roof today. Oh the joys.

    Tamsin, I really feel for you! I hope the EA can calm the vendor down and make them see sense. Especially as you already have the expensive and specific survey booked! Maybe it!!!8217;s the survey that has them spooked?

    I did cynically wonder that and mentioned it to the EA - I said if there is a problem we would want to fix it not back out (unless unfixable) and that might mean a renegotiation on price but we would rather know now and them be upfront with it. We would still want the house. He assures me he is certain it's not that and he thinks they just wobbled cos of mothers imminent demise (which is fair and I fully sympathise having had to deal with my mother slipping away over a few weeks - its not nice - terribly stressful etc) and the stress got to them. He says he is a honourable man (and actually he is a rare breed and very POSH and much as he isn't my personal cup of tea I believe him - doesn't like calling hubby by his first name and wants to call him by his RAF rank cos that's how he was brought up to respect titles etc (we politely declined).) I think so far he has calmed the waters. We shall see. Mortgage valuation should be being organised Monday so that might help them.

    Hopefully. We all know that buying a house is stressful enough never mind trying to do it along with caring for and worrying about an ailing relative. Fingers crossed the EA will talk some sense into them and once they see things are progressing well they will relax a bit. God knows you deserve a break this time in this house buying saga!!
