Why do enquiries take sooooo long?!
We have answered all enquiries we recieved same day, and so has our solicitor by email. However our buyers solicitor insists on writing, printing and posting a letter which means at least a couple of days delay even if they reply same day!
I think sometimes its the vendors not answering quickly, sometimes solicitors have a few days been workimg on your specific file. So it ends up taking ages! We received a handful of responses for about half the enquiries on a purchase. I expect they are searching through paperwork to find documemts from an extention in 1984! :rotfl:0 -

I turned around the 5 enquiries asked of me by my buyers solicitor within 24 hours, and I thought that was most of it but yesterday I found out my buyer!!!8217;s solicitor raised another 30 enquiries!!! 30!! It!!!8217;s a leasehold flat so I!!!8217;m sure there are lots of questions but 30 *faints*0

Wow 30 is a lot! We had 16, then 2 more, I expect we will get another flurry after the survey hopefully nothing serious!0 -
Exchanged Wednesday, completed today, woooohoooo!!! Already started ripping out the carpets0

I know SG seriously, 30! Our sols only made 13 enquiries on our purchase!
Anyway I spoke to them yesterday and made a payment of £48 for them to send to the management company to get the pack required for them to respond to all of those enquiries so at least that is now done and hopefully they will get that next week. I also had to supply the NHBC certificate as the flat is a 5-year-old new build but I couldn!!!8217;t find it so I called NHBC and they were so helpful, I received it by email within 5 mins so that was good!
Fingers crossed we can get moving on this next week - going into week 10 now (not too bad I know, but seems forever haha!).
Ooh also we stalked past the new house yesterday and the lady!!!8217;s cute dog was at the window so they clearly have not moved out yet but I guess it will be soon. At least we can pretty much guarantee the property will be empty probably by the time we exchange.

New here: received notification that our mortgage offer is in the post as of Friday and that solicitors instructed the searches on Tuesday of last week. Still expecting it to take a month/month and a half as we're in a chain (sellers are moving in to a divorced couple's property where wife is still living, bit of a longer process as she's having to send everything to husband!)0

6 weeks probably a bit optimistic. Even the simplistic things take an age. Especially when the solicitors insist on writing letters rather than email. It can take a week for 1 simple request or form to get signed, by the time the solicitor writes a letter to the other, then they write a letter to client who takes the necessary action and posts the documents back.0 -
Still pulling my teeth out. Now at week 12 of what was billed to us as a short chain that was very motivated. We’ve been ready for 2 weeks to exchange and everyone but 1 was ready on Monday. One person in the chain still hasn’t had their sale and purchase contracts to sign. Their solicitor has promised to post them Tuesday first thing with our luck they will get lost in the post. I’ve emailed the EA to ask if I can pick them up and hand deliver them. Just to save time and at least we all know they have been received. Not sure if they will allow this. I can’t see why not. If EA says no I’m going to ask why he can’t do this. He has 2 lots of commission riding on the chain completing.0
