    I feel so bloody anxious. I just want or house plus if this keeps going on it will just get complicated.

    I hate waiting. I don't even like waiting for the bus. I'd sooner walk 5 miles than wait five minutes. This is the worst situation for a person like me! :D:j:mad:

    I have developed a skill for waiting (not patience just waiting) over the last 25 years (hubby is military and we spend our whole lives waiting. For the next posting, for the promotion board, the next house, the next posting. Something happens or doesn't happen around every 6 months. I say I have spent my life waiting - mostly for my own house, which is now finally happening, thanks goodness after 17 house moves in 25 years. So I breathe and I wait. My mantra is 'and this too will pass.' Join me in waiting.

    I am so !!!!ed off.

    The person at end of our chain head basically decided to change the whole plan. All of a sudden.

    Basically there is
    Ch 1 - us
    Ch 2- vendors
    Ch3 -
    Ch 4 -

    Or chain completed initially quite quickly. Then the Ch4 after a month or so dropped their purchase of a house with a divorcing couple. They then said they were utterly willing to break the chain themselves by going into rented or out family. They'd actually been saying this for a while that they would do this in order not to hold the chain up.

    Then a few weeks ago we heard a rumor from our EA from the sale side of our house. Which we have completed on since.

    They told us that this chain 4 had dumped there first purchase (which we knew about) but had moved on to another. The EA himself though sounded rather confused and unclear about it. So we weren't exactly filled with confidence.

    I was so mad at the time because their purchase of the first chain 5 had been half way finished, searches etc had been done. Now, about a few days before we were planning on exchanging they were staying the process again?

    So we rang the EA of our forwarding purpose who said no, nothing has changed, they are still going to break the chain as before, nothing has changed.

    Now up until now we have been all waiting to exchange really impatiently. Everyone else in the chain has been pushing. But still we have two solicitors who are arguing over queries. I've saying it's been resolved and one saying it isn't.

    So as far as we were concerned once this most idiotic of issues has been sorted, which it should have done weeks ago, if not months.

    And then i get a phone call from the EA.

    Ch4 ARE purchasing a new house in fact. But they have only JUST realised that their lender will not let them break the chain early. They have to complete sale and purchase on the same day. Apparently they are near to bring ready to exchange though.

    However. I find it impossible that they did not know about this earlier. When my boyfriend and i thought maybe we could break the chain early the first thing i asked our finance advisor was... Will or lender allow us? The obvious thing to ask!

    But i find it hard to believe that they started a new purchase and this never came up with their lender.

    They are either lying or monumentally stupid.

    So what else are they fibbing about? Are we going to be strung on week by week? Oh almost there, just a few more queries!

    And this... Mysterious ch5 is this REALLY the end of the chain? I'm beginning to wonder.

    I am so !!!!ed. And the trouble is that we really like the house we are purchasing and there is nothing at all else currently on the market that is half as nice.

    But we can't continue living like this for long. We have a very good weekly rent (spesh for the area are in) and not tied into any contract. Which we've been told we can have for 3 months but this is driving me mad. I don't want to be here another month. We had thought (although knew it could take longer but took the gamble) that this chain would be done within a month which it should have been were it not for these two solicitors who can't seem to do anything. We were hoping to exchange on Thursday!

    But now we can't. We don't know when or if.

    Well i hope that !!!! at the top of the chain, when he eventually moves into his new house has the roof fall in on him. I am so mad. How dare he string us along?

    Our EA has been quite good at communicating with us but i do feel could have been a bit more investigative and found out exactly what was going on because we felt that didn't really know what was happening now at the top. He said he was not concerned that there was a chain 5 because ch 4 said they were breaking. But i feel he has this lovely trusting outlook about people. I on the other hand trust no one, think everyone is a moron until assured otherwise and would never have just trusted that they would break the chain cos from present experience... Doing so is annoying!

    Maybe, maybe getting to the end of our our selling journey.....fingers crossed.....
    History:
    30 Oct - Offer accepted
    6 Nov - Notification of Sale Received & seller forms done
    16 Nov- Survey
    Then December.......Various conveyancing issues including having to obtain adverse possession of our land boundary which was incorrect and now due back on 21st March - I hope there are no more delays as buyers mortgage expires end of March so we need land registry to have confirmed everything this week
    Due to sign contracts Fri 23rd and exchange Mon 26th and complete 29th......hope I am not jinxing it now but will be posting lots this week to pass the time away faster until our 22 weeks deadline! (our purchase took 6 weeks!)
    Estate agents have confirmed with the buyers (and their buyers) so fingers (and toes) crossed

    Hi everyone, quick question. We were planning to hopefully complete our move by mid april, our sale is ready to go and buyers chomping at the bit, our purchase our solicitors only received draft contract last week and waiting on local search coming back. Our buyers have rang and asked if we can move out on Friday, obviously not.

    We've emailed solicitors for an update as when I rang she had left for the day, her secretary said we could tentatively aim for 12th april but couldn't hold her to that - we've let the buyer know this target date and he is ok with that but has said he will incur fees for delaying their remortgage? How much would that be as I've not any experience of remortgaging but surely would have needed dates for exchange and completion before fees are being incurred? Happy to pay it if these are genuine and aren't excessive as its our purchase holding things up.

    Hi all, I have posted this elsewhere but think wrong place really. This is our timeline so far
    26th Feb Viewed house
    1st March Went back for second viewing
    1st March offer accepted
    1st March applied online for mortgage
    2nd March Instructed solicitors and sent required paperwork for mortgage app
    8th March solicitor received our ID, paperwork and proof of deposit
    9th March received mortgage offer
    9th March homebuyer survey done
    14th March received our copy of survey ( minor issues ,and a possible damp issue, estate agent anti moving on price so sellers arranging a quote for damp work to see what needs doing and potential costs)
    14th March local searches requested (have called and they have explained due to a contracted company rather than solicitors requesting survey will not collect results until 26th March)
    14th March environmental searches received
    15th March draft contracts received from sellers solicitor
    23th March - Quote due to be done re damp.

    So long as we can come to a mutual agreement regarding the damp, and the fact their is no chain either side does anyone know what else needs doing or possible time frames? My solicitor has said roughly 3-4 weeks but the estate agents are implying 2-3 months.

    I have taken quite a distaste to the EA as when we go back asking questions for the sellers the EA goes away for a bit then comes back with answers making it clear they haven't come from sellers so we then have to push them to ask the sellers rather than decide on their behalf the answers.
    Our sellers have been on the market now for just under a year and had several sales fall through ,the day we viewed they had just lowered their price by 15k so we did expect something to come from the survey because of the price drop and length of time on the market(also the house is over 300 years old) .Already we have had the EA try and say we are already getting a bargain and implying any issues have been incorporated into the price, we are paying asking price and were not made aware of any issues. We did go and see the house to check a few things out this weekend and spoke with the buyers, they are desperate to sell and are going into rental we obviously explained our issues re damp but made it clear we are still wanting the house we just need to come to a mutual agreement.
    Anyway I went off on a tangent their has anyone got advice re timescales please. Thank you

    I have stated this before but please make sure you are getting damp looked at by someone specialised in old buildings otherwise you will be told you need chemical damp course and you will ruin the house. It will cost you much more in the long run and cause more damp issues. Most of the damp surveys are actually by people selling damp course. Look up https://www.heritage-house.org/damp-and-condensation/managing-damp-in-old-buildings.html and have a really good read - it could save you thousands. Literally.

    As for time scales - we have now been going for 8 weeks, looks like it could easily be another 4. We are waiting for a Deed of Easement as our sceptic tank and plant discharge into someone else field and we need it all legal. How long that will take is a complete unknown, I'm hoping on 4 weeks but who knows.

    For questions go through your solicitor not the EA - that way you are legally covered.
