    What a palava, but 17 weeks to the day after viewing the property number 4, and 33 weeks after we initially contacted brokers regarding property number 1, we have exchanged contracts! As the solicitor said in a rather 'impending-doom' tone, "it is now legally binding!"
    Thank you to everyone for your help and comments across my different posts.
    We don't move until the 20th of April as needed to give landlord 4 weeks notice, and our vendor is going to be homeless (move into rental) for a bit while she said for her probate on her property.
    Just wanna show that it can and does happen - eventually! :D

    There has been a lot that has happened in this thread since I last checked in, and I'm just waiting for completion now (6 more days). Congratulations to those whose have completed, and I hope things move as hoped for those who have encountered speed bumps.

    For me, this time now (between exchange and completion), is a bit boring. I'm not waiting on anyone to get back to me on anything, and our arrangements for things like movers and utilities are all in place. I'm almost wishing the days away at this point, but fortunately we are going away for the weekend so I will have something else to focus on before we finish our packing on Monday and Tuesday.

    This reminds me of something that has happened with our purchase that reaffirms my feeling that we have truly found the right place for us. Me and my wife have been using a Help to Buy ISA each for the past twelve months to maximise the value of our deposit. We had a budget of £250,000 that was being limited by the limitation on the Help to Buy ISAs on the purchase price (for outside of London), but we knew we could afford more than this. We missed out on a different property because we felt so strongly about sticking to this budget, but when we saw the house we are completing on next week we both knew we had to get that house.

    Frustratingly, we are not over that £250,000 limit by much, and will miss out on the government bonus as a result, but my advice to spidero10 or anyone in a similar position is this: You may have to pay more than you initially anticipated for your home, but if you can, and you know that you are making the right decision for you, then do it and do not hesitate.

    So my solicitor received the contract pack from my sellers on the 15th,I sent a polite nudge email just asking if they would be raising enquires now they have this on Monday and got a reply saying yes they are working through the contract but they have around 200 pages so this can take time just wondering if I'm being unreasonable emailing either today or tomorrow for an update?our damp quote that the sellers arranged is being done tomorrow so just want to make sure we aren't sat in someone's desk at the bottom of a pile .thank you
  • we're slowly going out of our minds. We thought we had exchanged last Thursday for completion today. We got an email on Thursday saying 'were exchanging today, please pay for your building insurance and email the policy to us' so we did and spent all weekend thinking that it had happened as we didn't hear otherwise. Our solicitor didn't let us know we didn't exchange after all until Tuesday afternoon, again just via a little casual email. We obviously had a panic. What we managed to find out yesterday was that on Thursday on the exchange call the vendors solicitor realised the seller would end up being in negative equity and thus wouldn't get paid without the seller plugging the deficit gap, so didn't exchange. Our grievance is that we didn't find any of this out until 2 days ago.

    All plans have been made based on completing today, we're both now sat at home on annual leave waiting around. The seller has also now gone to Singapore for 2 weeks and refuses to answer his phone. He has emailed to say his wife is going to call and pay the deficit on his behalf today - but the wife refuses to answer her phone or email. Everyone is literally waiting on this payment. We could exchange and complete today, but we have no idea if payment will come today, tomorrow, next week, next month.

    OMG Sprlambanana that is terrible! I hope you get progress TODAY. You must be so livid.

    We were hoping to exchange tomorrow (well actually we were originally hoping to exchange on Monday) but our buyers will now not receive their mortgage offer until Tuesday or Wednesday. Two whole weeks after they "supposedly" sent their proof of deposit to their lender. Why it took them so long, a good couple of months after offer accepted, to send proof I don't know, but I feel like I hate them now. I was going to leave a bottle of champagne and a card for them on moving day, but I am now more inclined to leave them a special present from my dog.
    So annoying that we won't be able to take advantage of the Easter weekend to move, and will have to take time off in the middle of April instead. We have been round to see the house we are buying a couple of times recently, and the vendor is lovely. She is buying a new build and is being actually bullied and threatened by them to hurry up on a daily basis, so this news is going to go down terribly.

  • So after nothing much seeming to happen for weeks, yesterday I received 4(!!) Separate envelopes of stuff from the solicitor and a phone call! The paperwork included the contracts for both the sale and purchase, they have been signed and witnessed today so I will be taking them to the solicitor in person tomorrow morning. When they rang at 4pm they proposed 29th for completion, I am very wary of moving the day before everyone shuts up shop for 4 days so proposed either the 28th or April 3rd instead, solicitor said she would speak to other parties and get back to me today. After ringing them twice today they finally called back, they haven't had confirmation from the rest of the chain that 28th is acceptable, she said "the rest of the chain was set for the 29th so we just need to wait and see what they say" I was rather frustrated by this as firstly there are only 3 links in the chain and I am the middle one, and secondly, she's MY solicitor, shouldn't she ask me if the date my buyers propose is OK before telling the vendors?! I have spoken directly with both ends of the chain and they are fine with Wednesday.
    Hoping that we can get it confirmed and perhaps even exchange tomorrow, though she has yet to tell me how to pay them!
    Getting a bit anxious though as time to sort out removals is running out and I deffo don't want to exchange and complete on the same day !!!55357;!!!56881;

    It all so frustrating isn't it - I am actually wondering how anyone ever completes the frustration is enormous. Ghost hugs for all those frustrated and hoping to exchange/complete and it not happening. We just seem to toddle on. Another pack of stuff from the solicitors anther flurry of emails to the vendor cos I can't answer without more info. Each time an envelop hits the mat or an email the in box I know it will have something to think about in. Big sigh.Today 20+ years ago building works were done anon consent found. I am losing the will to live. The house is fine, there was a structural survey done and no issues found in relation to this work. I really am fed up now. I can cope with the slowness - things take time and that's fine - but still finding issues that need me to make decisions 8 weeks in is a taxing. Stamp duty is going to be £4K more as we can't complete before 1st April etc. Getting bored now.

  • 4k - ouch! That's more than frustrating! I feel massively annoyed cos the solicitor has been very slow and uncommunicative but is now making out that I'm the one causing the hold up cos she started planning for completion without checking with me and without even having the contracts back!

    So, same boat here, booked to see solicitor today to sign contracts, supposedly exchanging Monday and completing Thurs 29th but still no response from the land registry yesterday which as absolutely pathetic now - I may be wrong and I hope I am in which case the solicitors receive the info today but whats the chances!!! I have been calling the solicitors every time a deadline that LR gave but no news and solicitors have told me they will let me know when they hear something (I must be annoying them!!)

    Its really bugging me now that the LR cant get their a**e in gear and do what they were paid to do on time and now its holding up a whole chain - plus they are impossible to chase up

    Going off to sulk.............on the positive side its my sons 17th birthday today (he is still in bed!!) and we are getting our puppy tomorrow so I have lots to keep my occupied - I just feel awful that we are holding up a chain of people over a silly LR mistake and now delays after delays.....
