Had a call from solicitor this morning, they are just waiting for my buyers deposit then we will exchange, may be today tomorrow, not sure how long this bit takes. Hoping to complete 14th Sept so fingers crossed. Its a year this week since I put on market with 2 previous sales falling through and then 1 purchase falling through, i will be glad when the stress is all over.0

Our seller's solicitor has gone AWOL and ignoring my solicitor - hasn't answered their phone or replied to emails for a week! They need to chase a third party solicitor to get a undertaking to remove a restriction on the deeds...so if my seller's solicitor aren't even requesting this undertaking, then god knows how long it will take this third party solicitor to send it over.
We've had contracts signed and deposit sent for over a week now.
Haven't done insurance yet - I have a quote lined up and ready to activate but I haven't done it yet as I didn't know the exchange date. Is this right? When my solicitor says 'we're definitely exchanging today' I can then call and activate the insurance? What happens if something goes wrong and we don't exchange and I'm then insured?0 -

My insurance quote gives me 14 days from the point of taking it out to cancel. Whether that's with or without charge I don't know. Why don't you ask your insurance company?Make £2025 in 2025

Is it normal to keep getting queries from the estate agents? We keep getting emails from them asking us for updates, when at the moment there's nothing really in our court, our solicitor is waiting for remaining land searches, and the answers to enquiries he's requested from the sellers solicitor. So it's confusing the the EA is asking us - is it on behalf of the seller? Because we're waiting on their solicitor!0

It is quite normal. EA is making sure people are on the roll so dont 'drop the ball'. Just making sure they get their comission!0 -
Nothing happened by the 18th and predictably the seller's seller didn't pull out. Freeholder has agreed to the DOV but the freeholder's lender has to agree the change... the only thing left to do but we have no idea how long that might take, or if they'll even agree. EA has said our seller won't pull out if their seller does but not sure we believe them. We've been 'about to exchange' for about 3 weeks now and the constant waiting on updates is really getting to me. If they said "it'll be sorted in a week" I'd be fine but the stringing along day-to-day is so frustrating!

We've exchanged! :beer: after a final day of worrying and missing paperwork. Completion tomorrow *bites nails* but luckily we're moving out of rented so don't need to be in immediately!

Its because we have a new build at the top of the chain (I will never get involved with a chain involving a new build again) the building company want us to exchange asap but we still don't have a firm date for completion. They just say Should be October. Apparently this is normal for chains involving new builds. I have no idea though its the first and last time i will be part of a chain with a newbuild.0 -

Very normal. they want to chivvy everyone along, make sure no one has time to get cold feet etc.
Give them an update, make it clear you are waiting on the sellers to do stuff, they'll then try and speed up the sellers and their solicitor.0 -
So, today is supposedly exchange day. Everything is in place at our end and out buyers end, but surprise surprise, we are once again waiting for our sellers solicitor, They really are rubbish and slow. Fingers crossed it happens today. Would be such a relief.0
