So things have progressed. Our buyers, whilst very unhappy and somewhat aggressive to the poor estate agent (she isn't even an actual agent, just the admin and house viewing lady!) have arranged to stay in their rental for a further week (at our expense grrr).
The sellers solicitor has finally responded to all queries and our conveyancers report will be with us Thursday. We'll read, digest and sign Thursday night and return by first post Friday AM. Exchange should then take place Monday!0 -
We have finally exchanged contracts today and will be moving Thursday, almost 8 months to the day that we had our offer accepted. It's been a long and complicated one and there were times this week I thought it would fall through (I know it's only Tuesday but it feels like it should be Friday!). So relieved!0

Agh, ours is all up in the air. Somebody further up in the chain is threatening to pull out if we don't complete by the 18th (very unlikely now!) as we're the second buyer of the flat so everybody at the top has been waiting a while.
The garden is on the lease plans but not on the LR titles so our solicitor says we need a deed of variation, which the freeholder might not agree to.
We were SO CLOSE! Fingers crossed this is all in motion, solicitor has been chasing seller's solicitor to see if there's been any movement but haven't heard anything yet.
I hate this bit where we can't do anything and just feel helpless! Hopefully it was an empty threat further up the chain. I completely understand their frustration but we've done everything we can to get this all done as quickly as possible... and if our seller's solicitor hadn't taken 6 weeks to get us the draft contract + other paperwork (which turned out to be 15 months out of date) then perhaps we'd be done by now. Frustrating
My fault for ordering boxes, though...
Nothing happened by the 18th and predictably the seller's seller didn't pull out. Freeholder has agreed to the DOV but the freeholder's lender has to agree the change... the only thing left to do but we have no idea how long that might take, or if they'll even agree. EA has said our seller won't pull out if their seller does but not sure we believe them. We've been 'about to exchange' for about 3 weeks now and the constant waiting on updates is really getting to me. If they said "it'll be sorted in a week" I'd be fine but the stringing along day-to-day is so frustrating!

Finally heard from the vendors solicitors - they have the information about their new house, reviewing and are hoping to exchange this week. Really hoping they come through at last... once we exchange, completion should be really quick (vendors new house is empty already).
Now the rest of you, stop making me jealous with comments like "we've been in 3 weeks"The vendors solicitors did nothing for 5 weeks, so I'm counting today as ~18 July and I will be in to enjoy having a garden for all of August, damn it!

trust me, we had our fair share of stress and worry whilst waiting to exchange. At one point I really thought we weren't going to get there.

We've been having insurance issues. House we're buying was underpinned 25+ years ago so some companies won't quote, plus it's been empty for over 18 months which is another no-no for some companies. To top it off we need landlord's insurance as we'll be renting it out prior to moving into it ourselves in a few years. It's emerged the vendor doesn't have accidental damage cover so we're moving exchange a week closer to completion to minimise risk.
The only upside of the delay is in looking around I've had a quote £300 cheaper than the company we were planning on using.Make £2025 in 2025

14/8/17: Received Closing statement from Lloyds.
17/8/17: Vendor apparently signing paperwork today..
17/8/17: Booked appointment with solicitors to sign paper work for Monday afternoon..
21/8/17: Signed all paper work, solicitors hopong to exchange next week then work out a completion date.
22/8/17: Solicitors called up says vendor wants to complete end of September as they're buying a new build.. plus they will get an ERC on there current mortgage..
Hopefully get to exchange before the month ends, solicitor seemed confident she could get it done. Then atleast we can hand a notice in our current home.0 -
