  • All searches are back for my buyer and seller (mine were completed ages ago). I'm just waiting for enquries to be addressed and my buyers remortgage. I've signed both my sale and purchase, I'm ready to go. I'm wondering how long it could possibly be.
    It's a HORRIBLE process.
  • I have decided to put my proper timeline together (because I am bored at work);

    14th May: View Property
    16th May: Parents view Property
    17th May: Offer Made
    17th May: Offer rejected
    17th May: New offer made
    17th May: New offer accepted
    17th May: Mortgage application submitted
    19th May: Solicitors instructed
    6th June: Searches paid for
    7th June: Mortgage offer recieved
    14th July: Contract Pack Recieved - discover some issues with documents (the surveyor mixes up two pages on my document with another properties TA6 form!!!) ask for new documents and raise enquiries based on issues (to verify that it is a genuine mistake, and not actually an issue with my property that the TA6 refers to)
    17th July: Mortgage offer revised due to gifted deposit amount
    27th July: Selective responses to enquiries recieved
    3rd August: More selective responses recieved
    15th August: Find out my property is in a sideways chain (e.g. no onward purchase, but vendor is moving in with family who are in a chain)
    16th August: Finally receive correct documents that can be read from vendor & completion statement
    25th August: Final enquiry receieved and contracts signed and sent to solicitor

    Currently at this point I am still waiting for my vendors to vacate the property so I can confirm empty at exchange and go visit it again (I haven't been back since my initial viewing and need to check everything over!)

    I'm not in a rush, luckily but we are week 14 and only just looking like we may exchange next week!!

    Have the vendors confirmed they are happy to vacate the property prior to exchanging contracts? I would consider that a little unusual.

    It is different where a property is let out, you would want to ensure that the tenants have vacated prior to exchanging, but it's rather rare to wait for the owner to vacate before exchange.

    So, our timeline:


    8/11/16 - house on market
    11/11/16 - over asking price offer accepted

    Then lots of trying to buy houses, one gazumpting, one truly horrific survey, lots of rejected offers.


    4/3/17 - view house
    6/3/17 - best and final offer submitted
    8/3/17 - offer rejected


    5/4/17 - estate agents ring, house back on market, do we want to make an offer? (original buyer messed around too much so vendor withdrew)
    6/4/17 - decline to make offer
    7/4/17 - change minds, resubmit offer
    7/4/17 - offer accepted (25k less than previous offer!)
    7/4/17 - solicitor instructed
    7/4/17 - survey arranged
    7/4/17 - Mortgage application submitted
    10/4/17 - memo of sale received, solicitor requests contract
    19/4/17 - contracts received, searches ordered
    15/5/17 - mortgage offer received FOR THE WRONG HOUSE!
    15/5/17 - our buyer pulls out, house goes back on the market
    22/5/17 - above asking price offer made and accepted by us
    8/6/17 - searches back, mortgage offer in, still awaiting enquiries
    9/6/17 - our buyers can't get a mortgage. Other offer made by interested party, same price, accepted by us (third time lucky)
    28/7/17 - STILL no response to queries, solicitor is very rude to our solicitor when she chases them.
    21/8/17 - finally get all responses to queries. They then start haggling completion date.


    And TODAY WE FINALLY EXCHANGED!!!!!!!


    Got the phone call an hour ago. Completion set for 8th.

  • Yes so the vendor is letting the property to family who is moving in with them... so I have to treat the property as a let property and confirm it empty prior to exchange! Both conveyancer and vendor have agreed this, so that's what we are waiting for.
  • Completed today......removal men were fab and we were out of our old house by 11am. Drove the 90mins to the new area, had lunch and got the call to pick up keys at 3pm. All went smoothly and we're now in a sea of unpacked boxes, have ordered takeaway and will be drinking champagne out of plastic glasses! The only surprise was we found we've inherited two fish in the garden pond and we've no idea how to look after them!

    Good luck to all those waiting to exchange/complete....it can be stressful but it's sooo worth it.
