  • Happy Friday everyone, hope there is good news for some today!

    @HCoombe - you'll find on here it's quite common for surveys to flag up all sorts of worrisome-sounding issues, which can be quite unnerving if you haven't been through this before. @goodwithsaving has helpfully broken down the report which should calm your nerves. As the buyer you're free to renegotiate, but as the surveyor has said the price is fair and presumably you are happy with the price you offered, I would probably carry on as you are.

    Well while I won't be exchanging today I know a few people were hoping to, so I will keep my fingers crossed for you guys :) Looking forward to some happy news from others to make me smile.


    I don't think we will be either, our solicitor is on annual leave today - she promised a call last night as she was chasing the vendors solicitor, but we didn't get the call. She has said she'll leave our file with the other solicitor there, but I highly doubt we'll hear anything from her.

    That's fustrating - though I would be calling them now to find out what is happening.

    Even though I can't exchange today I've still just sent an email to my sol to get a few questions answered - but I'll be in full stress mode from 4pm onward when I should be finding out if I get an actual exchange/completion date. If I don't find out today I'm going to be gutted.

    BUT

    This will either happen or it won't - if it doesn't I'm going to book a nice holiday, all inclusive to get over this nightmare. :T

    I've dropped them an email, to reiterate that we still want to complete next Friday (which is the only date the Vendors solicitor has committed to) as we just want this over and done with now.


    At least if you don't hear today (and us) then the weekend is easier, as you know you're not gonna get the call when they're closed! I strangely relax more as I'm not on pins waiting for an email / call.


    We already have a holiday booked for July to Greece, but I'm still browsing for others to take my mind off the house sale - keep threatening to book a posh AI and blow all the deposit money if it falls through

    So your surveyor says valued accordingly and has given you a list of work to do on the house, some of which you will have been able to ascertain on viewing so you just need to decide if you want to continue but I wouldn't expect any reduction

  • I'm off on Monday so I'm think I might book a half spa day and have a nice lunch to try to de-stress, though I don't think I'll be able to leave my phone off and in my locker :eek:
  • Well our proposed completion date has already changed from 26th to 31st as the solicitor didn't realise that our mortgage company needs 7 working days to release funds and we aren't exchanging until the 22nd 😩. And this also depends on if the vendors return their two remaining enquiries over the weekend when their solicitor goes round their house to get it sorted. The enquiries so far have beenthat basic I could answer them myself which is so frustrating!

    I'm in the same position, 7 working days - I though it was 5 which was bad enough. Shocking how long it takes people to answer stuff - you think they'd be fast considering what is at stake.

    I'm also now hoping to completion on the 31st, esp as I'm off work that day which would be handy.
  • Commitedtochange- so frustrating isn't it. Our solicitor raised 5 enquiries and it's taken about 5 weeks to get half answered 🙈.

    How exciting for you. Hope it all goes smoothly- we may end up moving to our new homes on the same day if all goes to plan 😀
  • Estate agents have told us that we should exchange today, dropped paperwork with solicitors to ensure they have everything now just waiting on a call from solicitors - went to the house today to show tradespeople round and had a total case of overwhelm as there is just so much work to do :/

    Fingers crossed everyone..feeling totally overwhelmed right now and hoping it passes back and the excitement returns !
