New to the thread! Just finally got mortgage offer amended after a mess up by the mortgage adviser.
Were FTB with no chain, Contract papers have been received from company where buying the house from, mortgage deed documents have been sent back today & searches has been ordered.
I have no idea of what time line were looking at now? Everyone seems to have such variant time scales.0 -
We're in a similar position to you Firsttimebuyers - frustrating, isn't it? Really would appreciate a reply from the solicitors, even if just to say there is no news at the moment. Ho hum!0

Very - like you say, just an email to clarify the vendors solicitors haven't responded would do.
Instead I feel like I'm going crazy, driving myself mad with visions of everything going wrong on the last minute and the Vendor deciding they don't want to sell anymore.0 -

Feel in limbo, know we need to pack in case we're moving next week - but knowing that things could still fall apart as we've not exchanged. It's a joke, and the solicitors can't even have the decency to acknowledge the fact that we've been trying to get hold of them repeatedly.
I find it odd because if i worked somewhere and my levels of communication were as bad as most of us are getting i'd be pulled up on it ..makes me so cross because it's not a cheap service we're paying for yet we are treated so poorly !:(:(

It is indeed! Sending an email to the solicitors seems like a lost cause on our behalf, i guess its just sitting and waiting. We just dread it suddenly exchanging not being packed! but it seems some have taken several weeks from this stage.0

I know - I work in a similar business with clients (accountants) and I always respond to my emails, no matter how busy - otherwise the clients would go elsewhere.
They do say moving house is one of the most stressful things you'll do in life - so I guess we're just all experiencing that.0 -

Everyone warned me about how fustrating it is - but it's hard to believe until you actually experience it yourself.
The sheer lack of communication is awful - and yep, not acceptable in any other job!

My vendors haven't signed their contracts yet and are going in TOMORROW at 4PM. How the !!!!!!y can we exchange if they haven't even signed their contracts, apparently their sol will then review both contracts and get back to us. I signed my contract ages before we though we would exchange, why would you leave that until the last minute.
How do they not understand we need 5 working days to request the money from my mortgage company despite being told several times by my sol (she has sent me email chains so I know she has). I am so not completing next Friday.
Email replied too asking my sol to make it crystal clear that if they delay we can't do the 26th.

It is not uncommon for conveyancing solicitors to each have 120 - 150 files on the go at any one time.
Given the fees solicitors charge for conveyancing, depending on property value somewhere often in the £1000 - £1500, that's not going to get you too many hours of a solicitors time.
Property conveyancing is not a particularly glamorous aspect of law, and not very well paid. The only way to make any money from it is through sheer volume.0 -

Those of us at the end of the process all seem to have a similar experience, being told were ready to exchange and then waiting day after day for it to happen. Totally agree that solicitors customer services wouldn't be accepted in any other profession, the communication is shocking!
Tomorrow is move day for us, I think we're ready but I'm feeling quite stressed at the thought of being out and in the new house in one day - we were ftb's moving from rented last time so didn't actually move on completion day.
EllezBellz we were at the same stage as you around mid November, and exchanged last week. There really is no way to tell how long it will take, it all depends on how many enquiries there are from the searches and how quick to resolve they are. You'll know when you're closer to exchange as you'll be asked to sign the contracts etc.0
