    I have around 80-100 clients myself, I know how frustrating it is to be busy and be disturbed by phone calls, which is why I've tried to stick to emails - but that's still imo not reason enough to ignore emails for up to 2 weeks, as our solicitors have.


    We've been pushed aside at the earlier stages, as clients closer to exchange and completion took priority (as I'd expect) but now we're that client close to exchange and completion, we're still not getting answers in a timely fashion.

    My vendors haven't signed their contracts yet and are going in TOMORROW at 4PM. How the !!!!!!y can we exchange if they haven't even signed their contracts, apparently their sol will then review both contracts and get back to us. I signed my contract ages before we though we would exchange, why would you leave that until the last minute.

    How do they not understand we need 5 working days to request the money from my mortgage company despite being told several times by my sol (she has sent me email chains so I know she has). I am so not completing next Friday.

    Email replied too asking my sol to make it crystal clear that if they delay we can't do the 26th.

    Almost exactly the same, we finally got a response to be told the Vendors solicitor won't commit to tomorrow to exchange, and are only giving vague responses to her direct questions - so she's assuming they're missing a bit of paperwork needed to exchange.


    Frustrating, as we were happy with a February completion, and they were the ones pushing for January. We've said the same, if exchange isn't tomorrow then we're not completing next Friday as we don't want to risk exchanging and completing on the same day.

    I am 6 months in now on a house sale. Every delay under the sun has cropped up, even though there are just 3 of us in the chain.

    So thankful that, unlike most on here: I live elsewhere, the property is vacant, I am retired, have no dependants, not in a mad rush (although getting very frustrated with buyer's demands), I have the most communicative conveyancer ever.

    Mutely I am talking about an electric condition report. I am fully aware of the cost. The electrical information is the only part missing from the property information documents and the only piece of the puzzle left before signing of contracts and exchanging.

    I think we've been very fortunately with both our solicitor and estate agent - both ALWAYS reply very swiftly - I don't think I've ever sent an email to the solicitor and not had a reply within usually 5 minutes, or at the very latest an hour or two later if he's been in a meeting.

    Doesn't mean things have always moved quickly mind you, but at least I don't feel out of the loop.

    The mortgage broker on the other hand... :mad: All nicey nicey until it turned out he'd missed my student loan off the application form so the bank would only lend £20k less than we applied for - haven't been able to get hold of him personally ever since! :mad: Didn't even get any contact after I'd sorted that myself and then the new house got valued at £0 - had to sort that with the solicitor too. SO angry he's getting commission (from the bank, fortunately I'm not paying him - although I will find someone I'm paying directly next time!)

    Few hours after receiving the bad news that our buyer drop out, I now had time to overcame the shock and frustration and be able to look for a better day tomorrow. After all, reading your posts, I can consider myself very lucky and I cannot complaint at all about my Mortgage adviser and my solicitors! They are always in the other side of the computer and respond quit quickly to all my queries and always keep me update step by step. I was actually worried when I found out that my solicitor only work morning, but even that she is super quick! So, we were just unluck with the buyer that we picked, but hopefully we will find another buyer very shortly and I'll be back here with my time line soon.

    Thank you for your post that helped to not feel so lonely in this cloudy day.

    Why have they not done this already, why do they have to do the insurance at the sols, why does their sol not already have the money for exchange.

    Wow!!! that's bad our broker was awesome, even had them chasing our solicitor the other day to make sure we had received our mortgage offer.

    we've had the estate agents on the phone this evening asking us where 1 page of the fixture and fittings was because they apparently never received it ..how did it get to this point without someone saying something up until now ..anyway sent it across straight away to solicitor so just waiting on them....

    I have had better service from people paid far less than them ..I do appreciate how busy they are but most have secretarys doing the donkey work for them so i don't understand how so many stupid mistakes are made ..could have been here so much quicker and that would have actually been so much more cost effective for them !

    Still no news from up the chain whether they'll accept our buyer's completion date of 16th Feb. Dead silence from our solicitor - the estate agent is trying to get answers. No-one's talking about exchange, so obviously not happening this week. Buyer is coming next Tuesday with architect - we're all ready to go so it's very frustrating. Want to get booking the removers etc. We're both having anxiety nightmares - kitchen blowing up, removals firm refusing to move us, me having electric shock therapy in 1950s America (!).
