    Waiting to exchange on a sale and new build purchase. Searches underway and waiting for mortgage valuation to be done!

    Really hoping buyers don’t progress too quickly as the house isn’t ready until March!

    Wow, that's soon. Counting down the days. 

    I'm still in the mode of sending information to the EAs, sometimes including information that I've already sent, and helping the property surveyors get in contact with the EA to obtain keys. No major milestone yet.

    Think I'm finally ready to join this thread after a very long journey! 

    Journey so far
    Offer accepted on flat: 27/10/22
    Solicitors instructed: 28/10/22
    Mortgage offer received: 01/12/22
    Found out need deed of variation (requested seller to sort): 21/12/22
    Seller found out costs of deed of variation and wanted me to pay for it up front where my money wouldn't be protected if sale fell through. 
    Seller relisted: 06/03/23

    Found new flat and offer accepted: 07/03/23
    Solicitors instructed: 08/03/23
    Searches received: 20/04/23
    Solicitors contacted me to say they can no longer act on the matter due to the new Buildings Safety Act: 04/05/23
    New solicitors instructed: 06/05/23

    Been waiting on 5 enquiries since July when sellers solicitors stopped responding to the point I threatened to pull out if no movement by end of Oct. Within a week we finally have received everything. 
    My solicitor is just reviewing the last bits that have been sent and hopefully we'll get an exchange/completion date this week!

    Thought I'd share mine & my husbands journey here - took 4 months in total!

    It was all smooth sailing until the end, we had a stressful time with our sellers' seller threatening to pull out days before exchanging and hiccups with our solicitor who was very slow towards the end, but very thankful we finally got there! 

    1- Offer

    15/05: on the market

    23/05: viewing

    27/05: offer accepted

    30/05: solicitors instructed

    2- Mortgage

    01/06: mortgage application submitted via broker

    05/06: bank valuation (desktop)

    06/06: mortgage offer

    3- Conveyancing / Completion

    22/06: homebuyer L2 survey conducted

    23/06: homebuyer L2 survey results

    26/06: draft contract received

    10/07: search results

    28/07: sellers signed draft contract

    18/08: all enquires answered

    25/08: we sign draft contract

    01/09 LISA requested

    04/09 LISA funds released

    05/09 exchange

    15/09: completion
