@Camboudica Tbh it feels like a weight has been lifted off my shoulders now. One less stress 😩

We don't have a break clause in our contract and need to give "adequate" notice for early release and pay loads of fees, plus pay for professional cleaners, etc. Our move is going to be costly but just can't wait until it is done. I'm a bit worried as we will have over 6 weeks between exchange and complete but nothing else we can do.

From the looks of it, it looks like you were able to renegotiate your purchase price - that sounds like amazing news!
Yes, I bet. I'll be feeling the same when we have an actual exchange /completion date and I can tell our agent we're going. No break clause? That's bad. Just another way for them to make even more money. Don't get me started. The house we're currently renting is old, freezing and falling apart at the seams and the LL wants to put the rent up on what is already an extortionate monthly rate, so the quicker we can give notice the better.

We did negotiate a lower price, but it's a typical ex rental and needs a lot of work so we will just be spending it on repairs/updating. There's a long road ahead for us to get the house livable yet.

Well well we won’t be moving before Christmas as the solicitor has said the form still hasn’t arrived in the post and there are further strikes today and tomorrow causing further delays and it’s too risky to hope it arrives on Friday - we had hoped to complete 21st.
they’ve said if the form arrives before they break up for Christmas on 23rd we may be able to discuss a Jan completion date but until then we can’t.
feeling very deflated and disappointed and back to the anxiety that it will all fall through but at least we can put our Christmas tree up
  • @RM_2013 sorry to hear that.
We’ve had a call from solicitors and the 21st has been agreed for completion. Looks like we’re going for exchange and completion on the same day

Can you not at least exchange before Christmas so you know it's definitely going ahead and gives you a little more certainty?

    I am
hoping we can exchange but they won’t even agree a completion date or actually exchange until this form arrives.  Frustrating

    I've not heard anything today.

My solicitor doesn't work Wednesdays so I am going to decide that we can exchange pre Christmas and I'm going to suggest completion on the 9th.

They can take or leave it.

Not particularly great news here either, the answers to the enquiries weren't fully satisfactory because they're just not giving all the required information about the solar panels.
Our solicitor is getting a second opinion to see if it needs to be reported to the lender (most likely) or if there's some other way around it to still be able to go ahead. In the meantime, I think she's trying to get all her ducks in a row either way - asked me to submit a building insurance quotation, and currently checking in with the seller's solicitor to see if they have everything ready to go, so that funds can be requested from the lender.
So I don't think it'll happen in time for Monday or even before Christmas, but it's kind of hard to tell.

I feel you. This is now the exact situation we're in. Until we receive this last bit of paperwork we can't agree anything either. Fingers crossed they turn up soon for both of us.

@Camboudica it’s so frustrating isn’t it.  I’m just hoping now maybe the paperwork will turn up before Christmas break starts so we can at least have a completion date planned.  I just feel that I will spend the whole 2 weeks that the solicitor is closed worrying about it falling through
