@RM_2013 how frustrating for you. The waiting for things to arrive/be satisfied feels like it’s never ending! Really hope it arrives on Friday for you, it’s a shame they didn’t call into the office to sign.@SJE89 unfortunately their sols are too far away for them. We sent our signed docs special delivery and they arrived the next day, so I’m hoping the buyers will do the same, with the hope that they will arrive on Friday. At this moment in time I’ve let go of the idea of a pre Christmas completion, even though our EA seems to still be pushing that narrative. It just seems too close now.0

I told my solicitor today that unless we agree a completion date today then it isn't happening this side of Christmas as I won't be able to get a mover.
She hasn't got back to me so I'm assuming she couldn't get hold of them, which happens a lot.
I'm going to have to put my foot down if they try and rush it through now and say I'll exchange before Christmas but I won't complete until January.
No doubt their useless solicitors are going to put the blame on our side...
Does anyone else wonder if they buyer/seller is on this thread? Hahaha0 -
Camboudica said:So, being that I work for my conveyancing/solicitors firm (I'm not a conveyancer) I am able to read through the emails etc on our case. My colleague went back to the Vendors sol after a discussion yesterday and explained that completion next week would be unachievable given that we are still waiting for the amended mortgage paperwork from the lender which shows the newly agreed property price.
Taking into account that once received we still need to sort out final paperwork and then start moving funds around for the deposit, and the fact that we then have a countywide shut down over the festive period, a completion in January seems a lot more doable. I suggested an exchange before Christmas and completion in January, which they seem happy with. Although the vendor is basically refusing to clear the property of her dilapidated junk until after exchange "in case she needs it".
I have just tried to call our broker to see where we are with the amended mortgage paperwork but she is busy.
We're currently in rented so also need to give notice when we know for sure when we will complete.
Hopefully we can get this all arranged in the next week or so, so we have some actual dates.
After about a week and a half we eventually received our revised paperwork from our mortgage lender on Friday last week, I passed this to our conveyancer but they will also need their own copy from the mortgage lender that they are waiting to receive. I'm assuming this will be posted to them (??), which could cause delays with the postal strikes and delays etc.
Luckily we are in a no-chain situation, we are currently living with my partner's mam and the people we are purchasing from are selling on behalf of a relative in care, so exchange and completion could happen on the same day without too many complications that others face. We are just waiting for responses to enquiries at the moment.
My guess, however, is mid-Jan for our move.Mortgage Feb 2023- £249,210 MFW 2023 #20: £524.05/£500 (104.81%)0 -

@EndlessStruggle, lol, yes! When I wrote 'dilapidated junk' it did cross my mind that the vendor might be an MSE forumite haha.
@sophieo16, it does seem very similar. I also realised after going through a number of emails on our case that the lender actually emailed on Friday to say our case had an update on the LMS portal, this is the portal we use to get the mortgage paperwork directly from the lenders, but my colleague noted that although it said there was an update/amendment there wasn't anything different about the paperwork and it doesn't show the new purchase price. Our broker is on holiday (again, 3rd holiday since September!) and I've been trying to chase the lady covering him who put the amendments through all afternoon to speak to her about it, but she's not responding to my calls or email. It would seem something has gone wrong somewhere. Will have to try again tomorrow. Very frustrating.
@A__L, oh good for you. I bet it feels good to know what's happening and be able to give notice. I can't wait to tell our agency we're going, they are useless and I'll be so pleased to leave here and move into our own home. We've got to give 2 months notice which is a pain and a blessing, more money obviously, but will also give us plenty of time to get some stuff done in the new place without having to rush to leave here so we can get it all cleaned and sorted without too much stress.

We don't have a break clause in our contract and need to give "adequate" notice for early release and pay loads of fees, plus pay for professional cleaners, etc. Our move is going to be costly but just can't wait until it is done. I'm a bit worried as we will have over 6 weeks between exchange and complete but nothing else we can do.
From the looks of it, it looks like you were able to renegotiate your purchase price - that sounds like amazing news!Saving for Christmas 2023 - £29/£365
