Do you know how long it takes to get the H2B funds through? We’re waiting for ours buys sols to do this and hoping to complete before Christmas but no date suggested yet. His solicitors put through on Fridayambles said:

05/09/2022 - Mortgage offer received
07/09/2022 - Memorandum of sale received from EA, solicitor instructed
15/09/2022 - Home buyers survey completed
23/09/2022 - Home buyers survey report received, all fine
26/09/2022 - Local searches back, all fine
30/09/2022 - Met the solicitor to go through the searches, pre-signed the contract and land registry. She was checking through her emails and noticed that she'd not heard back from the sellers solicitor about the enquiries since 03/09/2022.
So it's all ready on my end more or less, just waiting to hear back from the seller's solicitor.
Should've had an inkling last week when my solicitor was chasing for enquiries that hadn't been answered since 30th September.
So unbelievably upset and disappointed.
So my mortgage broker is going to resubmit the mortgage application today and solicitor will get the ball rolling.0 -

Our FTB pulled out at the last minute in September meaning we lost the sale and our move to dream house, we were devastated. Anyway we are now scheduled to complete with our new buyers this Friday. Everything crossed for no issues this time.

Update from our EA today - the buyers sols are awaiting signed paperwork. The buyers have told EA they are posting all signed docs today and still very much want to get in before Christmas!! Yikes, seems an awfully small window, especially with postal strikes. They are hoping paperwork will be with buyers sols end of the week. That means one week (next week!!) to exchange and complete. Is this even doable?? I realistically feel this may be a new year completion.0

It's quite weird not really knowing where we're moving to next Monday, but I have to admit I'm not actually feeling super stressed about it right now. Definitely have been more stressed at other points throughout the process so far, and am currently going through a bit of a 'zen' phase

We are waiting to exchange and waiting for a transfer form that was posted almost 2 weeks ago but still hasn’t arrived with solicitor. Spoke to solicitor yesterday. Transfer form from the previous owners to sort out the leasehold garage issue was apparently posted by the previous owners almost 2 weeks ago. They were contacted to ask if they could call into office to sign paperwork but they refused saying it’s already been posted. Solicitor still hasn’t received and it’s the only thing holding the whole chain up.
solicitor advised it would need to arrive latest Friday in order for pre Christmas completion on 21st but bearing in mind there are strikes planned tomorrow and Thursday it’s probably not likely
so frustrated as we can’t even exchange or get a definite completion date until it’s resolved1 -

I realistically feel this may be a new year completion.We signed weeks ago and sent everything back so we had everything sorted ready for exchange.I was also convinced I wanted a pre-Christmas completion, but now I’m glad it’s going to be after. Should help keep the January blues at bay.0 -
Heard from our solicitor today that they have received the enquiry responses and will look at them shortly! Hoping they are looked at shortly and are satisfied!2

So, being that I work for my conveyancing/solicitors firm (I'm not a conveyancer) I am able to read through the emails etc on our case. My colleague went back to the Vendors sol after a discussion yesterday and explained that completion next week would be unachievable given that we are still waiting for the amended mortgage paperwork from the lender which shows the newly agreed property price.
Taking into account that once received we still need to sort out final paperwork and then start moving funds around for the deposit, and the fact that we then have a countywide shut down over the festive period, a completion in January seems a lot more doable. I suggested an exchange before Christmas and completion in January, which they seem happy with. Although the vendor is basically refusing to clear the property of her dilapidated junk until after exchange "in case she needs it".
I have just tried to call our broker to see where we are with the amended mortgage paperwork but she is busy.
We're currently in rented so also need to give notice when we know for sure when we will complete.
Hopefully we can get this all arranged in the next week or so, so we have some actual dates.
