So everyday for the past week I send the email to my solicitor to say we are happy
to exchange and then it’s a long 8 hours for no movement. Chain of 5 and 1 person (who sold in July) solicitor did last minute enquiries this last week. !!!!!!.I am mentally and physically drained from it all. 9 months selling, 4 breaks of chain. Finally at the stage of completion and now beholden to one persons solicitor. Agreed completion is Friday 16th but that doesn’t give 5 full working days so I can’t see it happening.0 -
This is turning into a bit of a nail biter, if it wasn't one already!
Our solicitor emailed me this afternoon. She's reviewed the responses to the enquiries, but the sellers' solicitors seem to have forgotten the main response attachment (one of those cases of 'please see attached a document with replies to XYZ enquiries', but attachment missing). So she can't properly report on them until they send that through, I hope they respond quickly.
There also is a potential issue with the new build warranty (house is only 5 years old), which is in a bit of an unusual style - more like an insurance document than a classic warranty, if that makes any sense? Our solicitor is getting a second opinion on it, it might need to be reported to the lender, in which case that could cause a delay... or it might be fine as is. We shall find out.
Targeted completion date is still the 19th, because that's when we complete on our sale and are moving out of here.0 -
All quiet on the western front here. All paperwork has been signed and returned, all enquiries satisfied, so now awaiting to hear of dates for exchange/completion. Hoping anyone who is waiting for good news or breakthroughs hear something positive this week!2

I just heard back from our solicitor and the warranty is all good after all, so that's a relief! Just hoping that missing attachment comes through quickly and that our solicitors are happy with all those replies.1 -

Email from our solicitor not long ago, saying she hasn’t had a response regarding dates from the buyers solicitors so she has asked EA to chase both buyers and solicitors. Quite frustrating as the last we heard they were keen to get in before Christmas. Let’s hope we hear something back soon.0 -
Have heard from our EA this morning saying enquiries have all been sent back to our solicitor. Hoping they are satisfied with the responses and we can move towards exchange!0

We have signed contracts and transfer form. Just need to get witness signatures done today and hopefully hand deliver papers to solicitor tomorrow. Not expecting to hear much today as solicitor is back in office tomorrow. Waiting to hear if the paperwork has turned up from the previous owners as nothing can go ahead until it turns up0

Truly, truly, truly waiting to exchange here after a flurry of activity!
Documents all signed on Friday, our buyers still be annoyingly pushy.
Viewed the new property this am, fallen back in love with it's potential.
Owners were there so we talked dates and we gave in (there's a theme here) but suggested an 'earlier by mutual consent' addition which we think will be agreed.
Consent to exchange given, the sale piece was 'done' by they were waiting for the reply from the purchase. I assume the done isn't actually done unless the other half is also done???
Had fun and games getting the insurance sorted because of the long delay between exchange and completion but that's now sorted.
Removals booked, they asked to do it in 2 halves, which actually suits us because a lot is ready to go.
This might actually happen!!!1
