    Honestly, I don’t know how I feel! Absolutely sick of everything that’s happened - as a FTB when you hear people say buying a house is one of most stressful things you do in life, I always brushed it off but having been through it now I agree! It’s mad. I’m mentally exhausted!

    Anxiety is through the roof now with things like will the neighbours be horrible, just silly little bits but we’ll go and pick the keys up in an hour or two and take a car load over.

    Our friend works for a removal firm and has been able to borrow a van for Saturday so that’s when we properly move so at least we can take it slow for a day or so!

    Thanks for all the advice from everyone, I’ll definitely stick around to see how others get on who have been on a similar journey this year!
    So pleased to see you have completed.  Hope the actual moving in bit goes well this weekend.  Enjoy your new home it will be great

    Solicitor sent an email at 10:30 to say she’ll let us know once completion taken place. I think both our solicitor and the vendor’s solicitor start working at 10am (instead of 9) so perhaps that’s the reason it’s still not done yet. There’s really nothing to worry about but I’m just in such a nervous state and my stomach hurts so much 😣 Also the general chaos with postal deliveries at the moment means we are not getting things in time… Ah well, as long as our bed frame and mattress will arrive on time next Monday it will be fine. 
    Hope all went well? I agree the postal delays are causing havoc!!
    incidentally our new bed and mattress was delivered today - it’s too big for our current bedroom so it’s being stored at my parents house!! Just need the house for it to go in now 🤣

    I thought we were "waiting to exchange", but our purchase has hit an annoying snag.

    Seller extended her boundary into land owned by original developers. Used it that way for 25 years. We pushed to get the land under Possessory Title via adverse possession. Seller filled wrong form and wasted two months. New application went in with expedition request that was granted and survey done by LR but statutory notice to owners of the land must expire before anything else can be done. Found out this expires 2 days before our mortgage offer does (not leaving enough time to wrap things up). Therefore decided to buy property without the extra land (3.2m of garden depth). So next thing, our solicitor makes a big deal out of the original lender valuation probably including extra land (it can't have done realistically because it was a "desktop valuation"). Solicitor sends really confusing and ambiguous letter to lender to gain approval to move forward to buy just what the seller currently owns under Absolute Title. Lender responds (2 weeks later) by sending their policy on adverse possession and refusing said approval to proceed. Clearly lender is confused about our and solicitor's intentions. Our solicitor didn't even realise this. Was obvious to me. Pushed solicitor to send a follow up and clarify situation. Now waiting what could be two weeks or more to find out if lender is still confused. Everything else is pretty much lined up.

    FTB here. Buying property in this country seems to me ridiculously long-winded, stressful and full of trapdoors. Personal situation is that we need to move soon as young kids and outgrowing rented property. If we lose this property or this mortgage offer I'm going to be absolutely destroyed.

    Completion was confirmed around 1.30!!!

    Vender left the house spotless as well (kind of already think he would because the house was very clean and tidy when we viewed). He also left a few useful electric items because he’s moving abroad, including a TV, a hoover and a magimix! Now I just want to move in straight away, but we are only moving next Saturday and I will have to go there beforehand to sort out things in storage coming out, furniture delivery and internet installation - all booked on different days sadly. To be honest I’m feeling quite drained and fatigued to do all these things… but at least we are there finally.

    We were due to complete next week and the bank have today advised that we need to get a new offer at a higher rate as the product is no longer available…when I probed a bit further they said it was due to our offer expiring however it does not expire until the end of this month. 

    It is with the broker who has argued the heck out of it and being looked into but who knows what will happen. Really could have done without this. 

    This has been the longest most draining 10 months and now I don’t know if we are moving 😭
    Had a call back from our broker and it was all an error on the lenders side and the offer is still valid. Someone put the wrong date on their system so it looked to them like it had expired. Someone is definitely testing us and seeing how long it takes us to crack…they got very close with this one. 

    Hopefully we are still on for completion next week.
