    Ah well done! We still haven’t exchanged. An hour ago I was told the buyers mortgage funds were due with their solicitors any minute. So looks like exchange and completion on the same day. What a stress!! 
    Urgh stressful! Did the buyers funds arrive in time to exchange?

    that’s a nightmare.  I cant see what they would gain by re listing the property and starting all over again.  I suspect it’s it’s a tactic to try and hurry things along.  Hope you get things sorted soon

    We had the estate agents (high street one known for being awful) say the same to us. Our solicitor spoke to theirs and there was no such advice especially because it's not a solicitor s job to advise them in that respect (apparently). It was just the EA trying to force everyone to move quicker and causing me a few more grey hairs by lying about it. 
  • @Ksw3 it was the sellers solicitors to our solicitors, I’m thinking probably just a tactic to get things moving, I personally think it would be madness trying to re market now but still scary. More annoying everything is out of our hands. 

    The sellers EA actually rang me after and said they were trying to get to the bottom of the delays, we’re very pleasant and mentioned no such deadline and the seller had been made aware it was not a delay at our level but our buyers.

    I woke up silly early today and saw that the title report got sent through last night. Yay, so I thought! On closer inspection, I saw that our solicitors raised a lot of enquiries. Most of them look relatively straightforward (confirmations that no insurance claims have been made, confirmation that original documents will be sent on completion), but a few require additional documents. I'm feeling a bit less optimistic now that we'll be able to tie our purchase in with our sale... Have asked the estate agent to check in with the sellers' solicitors as well, hopefully they are able to get back quickly.

  • Can anyone tell me who pays for a certificate of compliance for a restriction on title?  Is it the seller or buyer ?

    We were told on Friday that everything was pretty much in place for exchange and that it should happen Monday. Monday our solicitor confirmed everything was ready and asked us if we had a preferred completion date. Then yesterday she heard from the seller's solicitor that they were unable to exchange contracts at the moment as one of the sellers is away on holiday so they cannot obtain authority. Aargh!! I don't know where the sellers are on holiday that they can't use a phone or email. If I was waiting on someone giving me hundreds of thousands of pounds I'd be glued to my phone!

    Estate agent emailed yesterday saying that our solicitor only sent additional enquiries that morning, so things were taking time. I had been sat in his office as he sent them last week, so was rather confused. Turns out the vendor's solicitors had only partially answered things last week, so he had chased them for the rest that morning.

    He made a few calls, and this morning he rang me to say all was good, please send the deposit and we'll aim to exchange tomorrow or Friday! 

    My current panic is that something will happen and we'll lose the mortgage offer between exchange and completion... though I don't see how that would happen. But you never know! Trying to just stay calm and not think about it too much.
