Good luck @HWBY I am sure you know this but it is extremely unlikely for a mortgage to be withdrawn between exchange and completion except for something very serious such as fraud being uncovered. And just to be cautious, don't apply for any new credit until you have completed everything.
  • How annoying @SadieO, that sort of thing always amazes me!

Good Luck @HWBY, as SadieO says, it's extremely unlikely unless you start applying for lots of credit or have been fraudulent.

Finally a little bit of activity here, with our solicitors telling us they think we are about ready to be sent stuff to sign ready for exchange for the purchase.
Sale side we are still going back and forth over the most ridiculous possible technical covenant breach, they are the ones with a hard deadline of Monday 19th though and we are already making ourselves homeless for a few weeks to accommodate that so they'd best sort themselves out soon!

Thanks! No fraud or new credit, I know it's all likely to be fine. I'm just a bit of a catastrophiser! We got up to the point of exchange on a previous attempt that took six months and a lot of money only to fall through, so I'm doubly-anxious about this one. But our solicitor this time is a world more competent than our previous ones, so I'm just having faith.
  • So looks like we won’t be exchanging this week. Had a call from our Solicitors to say our buyers sols haven’t received the signed transfer deed yet or completed the proof of funds for the deposit.

We've exchanged! Completion on the 8th.

It's taken nine months, a failed purchase, a (much, much) higher interest rate, an almighty mess-up by our broker and at one point thinking it had fallen through, but we got there!

Honestly, I don't feel terribly excited. I'll feel better when I actually have the keys. We've had so much bad luck and lost so much money just trying to get on the ladder I'm at the point where I just want it to be over. I'm sure once there I'll feel excited!
    Congrats!

I feel a bit like you now we’ve exchanged. I keep thinking something else will happen between now and completion 😂 biggest pessimist out there!

    Good luck packing!

Thanks! I also worry something else will happen, but I'm just choosing to put those thoughts in a box and not acknowledge them!

Congratulations @HWBY! It's great to hear you finally got there. I'm sure you'll feel much better about it all once you're settled in your new home.

We just heard back from the estate agents handling our purchase, the tenants have left the house and handed their keys back today :) So that's one box ticked. Our solicitor also made me feel better about the 29 (!) enquiries raised yesterday, saying they're all standard stuff and she expects that the sellers' solicitors should be able to answer them relatively easily. Hopefully they get back quickly.
  • As background we are a chain of 6. I am 4 of 6.

My chain has collapsed 4 times since March but this time we are apparently 2 days from exchange.

However after a flurry everyone on all sides, estate agents and solicitors have gone quite quiet. Is this normal to have a ‘calm before the Storm’?

I just can’t see how we can exchange om Friday. EA told me that solicitors stop talking to EA’s and will speak to solicitors only at the end and it can move quickly all of a sudden.

    so so stressed
