    As background we are a chain of 6. I am 4 of 6. 

    My chain has collapsed 4 times since March but this time we are apparently 2 days from exchange. 

    However after a flurry everyone on all sides, estate agents and solicitors have gone quite quiet. Is this normal to have a ‘calm before the Storm’?

    I just can’t see how we can exchange om Friday. EA told me that solicitors stop talking to EA’s and will speak to solicitors only at the end and it can move quickly all of a sudden.

    Sorry to hear you’ve had so much stress!

    It’s so hard to know what will happen. We’re buying through William H Brown / Sequence and when I say our agent has had virtually nothing to do with the sale, I mean it, we’ve had barely any correspondence at all with the agent, our solicitor was direct to the vendors solicitor from virtually day one so I wouldn’t worry about that. I haven’t spoken to our agent for probably 8 weeks now. 

    Once we’d signed our contract we heard nothing until 4:15pm on a Friday when my solicitor phoned us in a fluster saying the other side were on her phone asking to exchange there and then.

    All I’d say is don’t be afraid to pester your solicitor. You pay them for a service and have the right to know where you’re at. Just drop them a call or email asking whether exchange is going ahead. They need to get your authority to exchange on the day anyway.

    Congrats to everyone that has managed to exchange over the past few days. 

    Our purchase is still chugging along slowly. We asked for a negotiation in price late last week and the estate agent came back relatively quickly at the weekend, saying the seller was happy to reduce the price. We have informed solicitors and our mortgage broker said we will hear back from our mortgage provider early next week. I'm just praying that we don't then have to go through another valuation etc and they just revise the paperwork seeing as though the difference in price isn't huge.

    In the meantime, our solicitor is compiling enquiries. 

    Slowly but surely! 

    I will keep my fingers crossed for anyone on the cusp of exchanging over the next few days!

    so fed up with the whole process.  Radio silence from solicitors.  Vendor is saying if we don’t have a definite move date by early next week then he wants to wait until the new year.  Just so stressed about things being delayed or falling through

    I'm really sorry to hear. Did anything come happen regarding your leasehold registration issue if you don't mind me asking? 
  • Hello! Have been stalking this thread for a while, trying to occupy myself whilst we wait for our purchase to go through, it’s torture! 

    We’ve relocated so a (growing) gap between sale and purchase. We’re buying a vacant possession property in probate, luckily a straightforward one. Everything is now waiting on the probate service to put through and according to vendors solicitor they are being ‘phenomenally slow’ at the moment.

    January 2022 - Listed SO flat with HA, several viewings, no movement 
    13/04/22 - Listed with EA
    06/05/22 - Offer accepted
    11/05/22 - Solicitor instructed
    26/05/22 - Buyer approved by HA
    26/08/22 - We moved out, moved in with inlaws, all worldly possessions in storage
    30/08/22 - Viewed property 
    31/08/22 - Offer put in and accepted
    01/09/22 - Instructed solicitor…again
    05/09/22 - Initial call with broker
    12/09/22 - Mortgage App submitted 
    10/09/22 - Ready to exchange on our sale, exchange and completion set for 16th
    16/09/22 - HA doesn’t send completion statement, exchange delayed to 23rd
    20/09/22 - Completion statement requested again
    21/09/22 - Completion statement received 
    23/09/22 - Exchange and completed on sale
    12/10/22 - Mortgage offer received 
    14/10/22 - Buildings Survey received, no concerns
    31/10/22 - Sol advises searches back, everything else in order and ready to exchange pending grant of probate 
    16/11/22 - Sol chases us to see if we have heard from EA on probate 
    16/11/22 - EA advises vendors sold expecting any day now

    …and nothing since except me checking the probate search service every day to see if it’s been added.

    We’re really hoping to be in by Christmas so I can make the most of my annual leave getting things sorted. We can hopefully exchange and complete on the same day but it feels like a December move in is slipping away. Love my in-laws, and so grateful that we are able to be here and not rent etc, but I’m also desperate for my own space again. December is my quietest time and when I get a nice reset from work but at the moment I just feel on edge.

    Work Jan-Easter is chaos so taking time off then is a nightmare, just wanted 2 weeks to get settled!

    @ellebelle_x do you know when they died? If it's 2022 I think they have a new system which makes it quicker. 

    Also I've read that people have had success chasing things up with them through their web facility. Might be worth letting EA know she he can let the sellers know. 

    I hope it comes through soon as I know how difficult it to be!

    Thanks! It really seemed like it wasn't going to happen - to the point where we had told everyone it had fallen through. Only saved by an eleventh-hour aknowledgement of a mistake from the bank's surveyor.

    Thank you! Still not resolved which is what is causing the delays. It’s the garage that didn’t get transferred when the house was last sold as the garage is leasehold. The garage is still in the previous owners name due to conveyencing errors.! Apparently the couple that owned the house have split up which makes the issue slightly more complex.  
    I believe that one party has signed the paperwork but the other still needs to sign it.  No idea when (if) it will get sorted.

    Gosh that sounds like such a tricky situations. Fingers crossed the other party signs the document soon - I suppose it's good that you managed to even just find them at the bare minimum. 
    Good to hear that your buyers are patient too. I hope you all won't have to wait much longer!
