  • We got told yesterday, now two months in since our offer got accepted and enquiries almost finished, our vendor wants a two months gap between exchange and completion. Which obviously is not what the estate agent has been telling us.. but there’s not much we can do about it.
     
    We knew our vendor is moving back to his home country and had asked estate agent in person twice about whether the vendor has any requirements in regard to exchange and completion dates. We also knew from the way the estate agent answered that she knew very little (but was very confident that vendor is flexible). Anyway we only found this out from the property information form we received yesterday, and subsequently confirmed the information through the post-sale support team. Not only is the vendor moving abroad he is also retiring, and that’s why he need to give a two months notice, and he is only going to give notice once we exchange contract.

    It shouldn’t affect us THAT much, considering we are chain-free buyer living with family right now (after completing our sale in June). We will have to pay for storage for two months more, but that’s way less than rent or anything.
     
    I’m still a bit heartbroken, because we really thought we will be able to move in latest September. Having no chain and us being cash buyer, we thought that’s not too ambitious a goal (the ambitious goal was to move in before September). Just feel so tired, feeling like this whole year is spent on selling and buying houses. Have not been sleeping well on this quite broken mattress, don’t feel very comfortable in this house that’s not ours, and have not been able to go back home (abroad) because of covid, visa extension, house selling and buying, for two years and a half. I just miss home, and miss having a home here.
     
    Can totally understand people saying that they hope this is their last move. I wish we can say the same, but the truth is without a rear extension (which we can’t quite afford yet) we will still be quite uncomfortable in the new place. Even with the extension there’s no way we can see ourselves there forever, but we will probably be there for a good ten years. I bought a lottery ticket yesterday, hoping we’d win big and f everyone off - lol, didn’t happen 😂

    That’s a rubbish situation and I feel for you with no seeing family abroad for so long. Realistically though if you’re almost through enquiries you’ll be exchanging soon, and after only two months since you’re offer was accepted, another 2 months is still under the average of how long houses are taking to complete, so there’s not much in it if you had picked a house without the two month gap between exchange and completion. All I can say is to push to get it exchanged and then you’ll have that fixed date for a move in. Still I know it must be frustrating.
    If it makes you feel better we had our offer accepted 6.5 months ago and although we should exchange this week, we’ve put our lives on hold waiting for us to be able to move in. We’ve not had a holiday in 4 years now. Hang in there! Hopefully it will all come together for you soon!

    Thank you for the encouragement. Yes I know it has not been that long (yet) and hopefully we will be able to exchange soon and know the date for completion.. Just unexpected and upsetting. In the grand scheme of things even if we were told at the start, it wouldn’t have affected our decision to buy. I can’t believe how much people’s lives have to be on hold because of this whole house buying/selling business in this country… Hopefully everything goes smoothly from now on 🤞
  • Finally, a new Completion date has been agreed by all parties for the 2nd September, exchange to take palce in the next few days.

    Our vendors solicitor sent more enquiries today. Though they are denying it. 6.5 months in. I want to burn all their offices down at this point. I’m so sick of the he said she said, and none are about our purchase, they are all about the vendors new build. I don’t know how much more I can take. We were told yesterday all they were waiting for was this transfer deed, but that was a lie.

    Still waiting to exchange.. previously agreed a completion date for next week. Whilst my buyers solicitor has confirmed they have their deposit & confirmation they agree to completion next week, we are still waiting for the buyer to return their signed paperwork. No reason given for the delay! The longer it goes on the more I’m worrying it will fall through.. such a horrible feeling!! 
  • I'm back in the "this is going to hell in a handbasket" pot.

    Couple of weeks back, we all agreed on 2nd September. We finally got all the Solicitors to agree.
    Went to exchange last Friday and my buyers solicitors weren't available, but we'd do it all Monday.
    Monday came and went, so we chased hard on Tuesday. Apparently the seller's solicitors weren't available (ours got an email finally from them at 4pm saying "sorry, we're going home").

    We all agreed that whilst this was just dotting the odd i and crossing a t, we could all start getting things moving.

    So yesterday, we sat on everyone - called EAs and agreed we were all exchanging. Seller's solicitors said yup, we're just waiting for the release form the vendor.

    Vendor came back and said "Well, we believe there should be 10 days between exchange and completion, so we're doing the 7th".

    Er, no you're not. We all agreed on this. Not to mention your phone and broadband is being disconnected next Friday :D

    Our buyer has said 2nd only. We can't go beyond that, so we're stuck

    Looks like it's all going to collapse today. Our buyer has stupidly handed their notice in to her landlord, so they could be homeless. Our vendor is apparently committed to a different type of purchase and storage, so they could be in all kinds of trouble too. Other than the removal costs (which we may be able to cancel), our only commitment at this point is around £1k in solicitors costs. And trying to undo our broadband move.

    Our solicitor has basically said today is the last day that they can request the funds from the banks as it's 5 working days and Monday is a BH.
  • Well just over 2 months after having my offer accepted we complete Tuesday the 30th! Confirmed between my solicitor and the vendors solicitor, funds drawn down and ready and all fees paid, all contracts signed on both sides, almost there!!
