    So another potential delay for me. 

    All agreed Wednesday last week to complete this Friday. However, when my solicitor went to request the Mortgage funds, the offer is no longer on the portal, which dissapeared when the solicitor returned the funds last time we failed to exchange and complete, however NatWest are sorting this. Maybe looking at Exchange Thursday or exchange and completion on the Friday. It's a pain, as it means I will have to order funiture for delviery the following week, just pick up the keys and do the minimum on completion day and move in in a couple weeks as end of next week I am busy working over the weekend. If it gets delayed again, I am going to scream
  • We're finally at the "waiting to exchange" part...

    Our solicitor went on leave on the 25th, back tomorrow, the people he left in charge of our file have not got back to us once. We're waiting on confirmation that all enquiries are sorted... reading through the responses from the vendor's solicitor it would seem they replied to ours back on the 10th August in an email, and kept referencing this, so our solicitor doesn't check his emails very often. We had the same problem with him and our sale, he kept asking my partner for things he had already sent over and uploaded to the client portal weeks before. It got to a point where the vendor's agent asked questions for us because our solicitor hadn't added them to the enquiries, and we took their answers directly and told our solicitor we were happy with the answers we received directly, otherwise that would have taken much more time.

    It's so close and yet dead silence and no one responding to emails... Plus we only found out a couple of weeks ago our buyer needed a Deed of Variation for her sale, so we're still waiting on an update for that.

    Hi! First time buyer here had so much difficulty obtaining a AIP due to recently discovered parking CCJ. 🤦🏾‍♀️

    Mortgage Process timeline

    29/07/22 - AIP accepted with Precise

    30/07/22 - property viewed

    31/07/22 - offer made property taken off market

    05/08/22 - reservation fee paid 

    09/08/22 - Help to buy ATP submitted 

    11/08/22 - ATP authorised

    *issue with debt to income ratio on help to buy calculator and follow on SVR*

    15/08/22 - new mortgage broker with dynamo

    18/08/22 - AIP with Newcastle accepted

    19/08/22 - solicitors instructed 

    22/08/22 - mortgage application submitted 

    22/08/22 - solicitor requested documents

    23/08/22 - lender requested documents 

    25/08/22 - solicitor and lender documents sent back

    25/08/22 - additional documents requested by solicitor 

    30/08/22 - requested documents sent to solicitors

    30/08/22 - valuation booked for 31/08/22

    Super nervous it is going to be down-valued, it is a new-build. I really hope not!! Does a valuation being booked also indicate my application is likely to be accepted if valuation is ok? My AIP was also referred to an underwriter, does that mean chances are slightly higher as it has already been looked at, although I have not received an alert of a Hard search.

    Well we have contracts and deed titles to sign and return today so maybe, just maybe, we will be completing on Friday as planned 🤣

    Hey we were chatting on the waiting for Halifax mortgage thread I think! So glad you are almost there!

    We've signed all paperwork, met with our solicitor today and went through everything so hopefully completing next week...just a few queries to answer but sounds like we are almost there!

    We were indeed! It's good to know that we are on the same track in regards to exchanging and completion! All paperwork in, I hand delivered it earlier as the solicitors are only round the corner so made sense to dodge the strikes etc! 

    Hopefully finally exchange tomorrow and complete on Friday 🤞🤞🤞

    I'm not a stressful person but my goodness it's getting to me, I just want those shiny keys!

    We've just discovered our purchase has been underpinned and they hadn't told us...🤪 so now our solicitor is having to find out more...thankfully the survey was fine but who knows what this will do re timescales! Always something hey?

    Had another update today. 

    LMS have finally re-instated my mortgage offer on the portal, and my solicitor has now requested funds from NatWest. I haven't had confirmation yet from them, but I am hoping to get that tomorrow, then hopefully exchange tomorrow afternoon, or semi-worst case, same day exchange and completion on Friday, but I doubt vendors will agree to that, and worst case, it gets delayed into next week (which would be the 4th time it has been delayed). I just hope the vendors have at least booked removals despite the delay on exchanging. 

    I am expecting the worst
