    Ugh delayed again....our buyers solicitors are working on enquiries for the lenders solicitor and they've not replied to our responses sent last week...so no completion this week they say. 

    Why is it people just sit back and wait for their solicitor to do everything?! I could scream! Our buyers have done nothing to chase their own solicitors.. our estate agent is having more luck but it's not really up to her...ugh! 
  • Well, I was here last from July to December 2021 and guess what, I've just sold and am buying another  :lol:

    I was here then selling our old house which completed in Dec. Been living with parents ever since and due to complete on our purchase today. Can't believe in that same time you're doing it all over again 🤣
  • Well, we are sat in the pit of misery too. We have been trying to push to the point of exchange for the last month. We finally all agreed completion date of 16th September. We have a wonderful sales progression lady at our EA...who is currently on holiday. I know. Selfish right. (Kidding!)

    The woman who is "looking after" her transactions is useless. Just doesn't care. She doesn't respond to emails or return phone messages. Our buyer should be returning signed papers today as agreed last week, but she can't even tell me if he has them or not and doesn't seem interested in finding out. We have had no choice but to start packing as we are on holiday next week too. We just so desperately want this to be done and wrapped up before we go. 20 weeks of stress and counting.

    I feel for you, we also have a great sales progression lady but clearly she can only do so much as our buyers are useless and telling her "everything is done and they have signed paperwork 2 weeks ago etc" is a load of tosh and they are clearly not ready to complete...we've just had 5 more enquires from their mortgage company's solicitors...so we have no hope of completion this week and the 16th now looks unlikely...I could cry!

    My flipping solicitors are driving me mad. They haven't requested to release my LISA funds as we're now ready to exchange otherwise. My provider have asked for 30 days to pay out. I'm hoping we can manage to get it paid out sooner than that but I'm not comfortable to exchange until we have the money as I will need it to complete! Very annoying as they've had plenty of time and told me they were requesting the money 3 weeks ago.

    They said they got confused by the form and thought they could only send it off when they had a confirmed completion date. My mortgage offer expires in 40 days. And... breathe!

    23/08/22 - Level 3 Survey (awaiting report)

    Seems like the things holding us up at the moment is local authority searches & the management pack - good old councils!

    Agent said he'd be disappointed if we haven't completed by mid-October at the latest - both us and the vendor are looking for a quick transaction (no chain either side), we're just itching to move in!

    Since 2 days ago, we've received our survey, and as of today our solicitor has received our mortgage offer, searches and management pack, and has began raising queries.

    The answer is likely "how long is a piece of string" but any ideas how long we should expect to wait until a potential exchange/completion date? There is no chain either side.


    Spoke to our solicitor today, he's received replies to enquiries and at first glance can't see anything to query. He's sending us our mortgage deed this week, and hopefully reporting on the replies by next week - he said we could start discussing dates at the earliest, next week! Fingers crossed for mid-end October

  • We're so close to exchange, but held up by the last few outstanding queries that the seller's solicitor is yet to come back on. For about a month now the EA has been repeatedly saying that we have to complete by mid September (next week) due to the seller's mortgage offer for their onward purchase expiring and they can't get an extension.

    EA says if we don't complete next week, the sale will fall through. Due to the hold up on their side we definitely won't complete by next week - hopefully we will at least be able to exchange and then another week for the requested funds to come through for completion.

    Surely EA has added an extra couple of weeks to the real true deadline in a bid to apply pressure on us (FTB) to push the sale along? I know that's what I would do....
