carly_8889 said:The latest saga in our process. Due to exchange today, our solicitor just called to take instruction and confirmed that our buyer transferred 20k of his deposit yesterday and he needs confirmation that he has subsequently sent the remaining 9k. Every time we get a step closer it is never quite enough! If I get through this without permanently raised blood pressure it will be a miracle.
Keeping everything crossed that he has sent the rest of the money and that exchange goes ahead today......1 -
I don't know how, but somehow we exchanged today. I can't quite believe it, I must be in shock.
Completion next Friday, and we are on holiday on Monday next week. Right then!
Keeping the rest of you in my thoughts, it's an agonising process and I hope you all get what you need as soon as possible!2 -
Still not exchanged. Apparently the disclaimer which was the hold up is signed, but now there’s a mistake with the final search with Land Registry. We were told they might have it sorted today, but nothing, and apparently we can’t exchange without it.I’m furious. The vendors solicitors seem to be obstructing this constantly, I have no idea why. They seem hellbent on us exchanging and completing on the same day or delay it further than our agreed date of the 12th. Our lenders have released funds today, so if it drags on too long our solicitors will have to return it. I am so sick of this process. Had a migraine for 3 weeks now.0

Chain made up of 6 properties, and both our vendor and we have our mortgage offers running out end of this month.
One big stumbling block was that probate at the top of the chain hadn't been granted yet, but I just found out today that it has been granted finally!
So we have 3 weeks left to complete. Allegedly everyone is almost at exchange state, but I'll believe it when I see it. Feels like our estate agent has been saying the same thing for the last 2 months, so all I can do is keep my fingers crossed and chase.0 -
Our estate agent told us today multiple properties on their books delayed exchange as nobody wants to set a completion date until the queen's funeral date is announced...in case it's a bank holiday and the banks are shut...makes sense. Everyone stuck in limbo. Hopefully they'll announce soon...

It's pretty clear within a day or two of when the state funeral is, shouldn't cause any disruption in all honesty0
-
I'm sure someone already told me that there is no bank holiday. But as above, I'm sure it will become clear soon.0

There will be a day of mourning for the funeral when everything will be closed but apart from that everything should be open as usual.
HOP is suspended but MP's will still be working in their constituencies0 -
Our story so far:
04/04/22 - offer accepted
22/04/22 - mortgage offer
04/05/22 - draft contract
27/05/22 - Searches complete
30/05/22 - Enquiries raised
09/06/22 - Seller offer accepted onwards purchase
21/06/22 - Enquiries chased
10/08/22 - Enquiries chased again
12/08/22 - Enquiries received
15/08/22 - Enquiries reviewed, some still outstanding
31/08/22 - Enquiries fully answered
07/09/22 - Contract signed
Today we heard from our vendor - they’re still awaiting enquiries for their onwards purchase that were apparently due back earlier in the week. Their solicitor is terrible at communicating, needs constant chasing. Not sure what other pressure can be applied. Probably just a waiting game now.0
