Well we were supposed to exchange on Thursday but our vendors solicitor never sent them the TR1 to sign so couldn’t. They sent it to him via email and he signed it and sent it via DHL due to postal strike. I was checking all day on Friday and the form was delivered to his solicitors office early afternoon. My solicitors then tried to contact his all afternoon but no one returned any calls. The vendor was also trying to contact them but nothing. So we are supposed to be completing on Monday and have a removals company booked for 9am!I’m at my wits end with it all and I’m worried now we’ll load everything up and there’ll be some other issue with the vendors solicitors. I’m not going to name names but they are truly atrocious and have a terrible rep on trust pilot. They have held things up throughout. They sat on enquiries for over a month and told my solicitor to be patient after she’d been chasing them several times.1

We are waiting to exchange on our sale and our buyer is desperate to complete on the 30th sept. Our solicitor has said the local searches are not due back until the 27th so does anyone know how likely is it we will be able to complete 3 days later? Thanks .0

We've exchanged and completed on the same day before but searches and all bits were back before so it wasn't as hairy!

One big stumbling block was that probate at the top of the chain hadn't been granted yet, but I just found out today that it has been granted finally!
So we have 3 weeks left to complete. Allegedly everyone is almost at exchange state, but I'll believe it when I see it. Feels like our estate agent has been saying the same thing for the last 2 months, so all I can do is keep my fingers crossed and chase.0 -
Luckily I'm using the same solicitors as when I bought this house in 2021 so they already have most of the documents on the system.
It's looking likely that I'll be breaking the chain.
It's just my buyers (FTBers), me and the house I'm buying is a probate.
My solicitors believe my house could be ready in 6-10 weeks, depending on the eagerness of my buyers and their solicitors.
My onward hasn't even been granted probate.
House is in the same street as a family member so I will move in with them until it's ready.0 -
Our solicitor has given us an update today, having chased the vendors solicitor and EA.
Top of the chain was meant to have sent final enquiries back last Tuesday. But our vendors solicitor has either not got them yet, or been sat on them since and not given anyone an update.Until these enquiries for their onwards purchase are answered, we’re sat at the bottom of the chain ready to exchange. We’ve all agreed 23rd September as completion, and our vendor is as keen as we are.Mortgage offer due up mid-October so getting a little hesitant if this will all go through!0
