    Finally, exchange and completed today, pick up the keys at 1700. Time line then

    14/01/22 - Engaged with a Buying Management Agent, submitted AIP
    03/02/22 - Mortgage AIP received
    04/02/22 - Searching for a new home. Management company undertake research and send me documents for each property
    12/02/22 - Viewed two properties. Had one I liked
    14/02/22 - Offer Made and Accepted
    14/02/22 - Buying Management Agent acting on my behalf instructed to proceed
    15/02/22 - Documents signed and sent off
    17/02/22 - Mortgage Application Submitted via Broker to Natwest
    02/03/22 - Chain Complete
    09/03/22 - Contracts reveiced from Vendors Solicitor to My Solicitor
    16/03/22 - Inititial Enquires Raised
    08/04/22 - Mortgage Offer Received
    27/04/22 - Level 2 Survey carried out on Property
    28/04/22 - Local Searches Requested
    05/05/22 - Survey Report received. Nothing major idenfitied
    14/05/22 - Lead pipe issued picked up on the Survey inspected by yours truely. It was infact PVC.with a bit of paint on it
    09/06/22 - Enquires continue
    25/07/22 - Enquires complete
    28/07/22 - Homebyers report received and contracts to sign
    29/07/22 - Contracts signed and sent off
    02/08/22 - Funds transferred to Solicitor
    04/08/22 - Completion date agreed for the 15th
    15/08/22 - Failed to exchange due to no response from top of the chain. Morgage Funds returned to Lender
    18/08/22 - 26th August new Suggested date
    23/08/22 - Chain finally responds, 26th no longer achieveable, date of 2nd September agreed as new completion date
    26/08/22 - Mortgage funds requested
    29/08/22 - Informed Mortgage offer dissapeared off the Portal.
    31/08/22 - Mortgage Offer reinstated
    02/09/22 - Mortgage Funds transferred
    02/09/22 - Exhanged and Completed at 1220hrs. 

    That was a looong drag, but could have been far worse. Thanks to all for keeping me sane. I can't name drop in here, but my Buying Management Company were top draw.

    To 4pm they realised they were wrong and actually it can all go through so we exchanged and completed and by 4:30 we got the keys.

    Now send lucky vibes for us for next week! It's not looking likely as our solicitor has not had a response re competition on the 9th from our buyers solicitors but she said it's still possible...its going to be a tense week for us 🤯 I've got our estate agent chasing them so fingers crossed 🤞

  • Since we had our offer accepted on 5th February (no chain, was told it would be a quick sale), we have just agreed completion for the 12th September. Solicitors have requested funds and sent us out money due. It’s finally happening!

    Well, still waiting for my new buyers Mortgage offer to come through. EA reckons his application is all complete, but now with the underwriter and suggesting its this stage thats taking the time generally with lenders.

    However, she also thinks that a realistic aim for exchange/completion/moving is potentially now the end of September, but will be pushing for both sides to hurry that up as/where possible.

    That would take it just over 4 months in total, which I guess isn't too bad overall, especially considering I've had to remarket and start again (to a degree) with a new buyer.

    My vendors are fully committed to selling to me, and apprently even if their onward purchase falls through by end of September, they will still sell and move, as they will have kids in schools in the new area by then.

    Just gotta keep everything crossed for the next few weeks, and hope things can move a bit quicker, but looking like end of this month (September) for me.
